Set about 5 miles southeast of Downtown Sacramento, Fairgrounds is a residential suburb east of the UC Davis Medical Center and Aggie Square, an innovation center creating new jobs. “It’s an up-and-coming area,” says Marlow Simonetto, real estate agent with Lyon Real Estate, who specializes in the greater Sacramento area. “There are a lot of beautiful new houses, and that area north of Tahoe Park has really been revitalized in recent years.” Most residents here work in the medical industry, and area high schools have medical-related academies for students. Shops and restaurants are found within the neighborhood, and nearby greenspaces provide opportunities for play and relaxation. Nearby houses of worship include Grace Sacramento, Restlife Church and Faith Bible Church. Fairgrounds has a CAP Index Crime Score of 5 out of 10, higher than the national average of 4.

A mix of single-family homes and townhouses sit in the neighborhood’s eastern end. “It’s a secluded neighborhood tucked back from the busyness of Broadway,” says Denny McCarthy, a real estate agent with the Grounded Real Estate Group who has nine years of experience. “I think it gets overlooked because it’s easy to miss, but it's very centrally located and right near a lot of job opportunities.” New traditional Craftsman-style homes here from the early-to-late 2010s sit along sidewalk-lined streets and typically feature four bedrooms, multiple gables and two-car garages; front yards are large enough for one mulched flower bed. Sizes range from about 1,700 to 2,200 square feet, determining the price range of $650,000 to $760,000. Remodeled townhouses with newer flooring from the 1970s feature three bedrooms and range from $400,000 to $500,000.

Within Fairgrounds, diners can grab a bite to eat at Mezcal Grill, a local favorite since 2009, which serves traditional Mexican and Tex-Mex fare with agave-infused cocktails. A few blocks east, family-owned Bacon and Butter, known for their seasonal farm-to-fork ingredients, is a popular brunch spot offering fried green tomato benedict; wait times here are often over 30 minutes. Big-box stores like Target sit a mile east of the neighborhood, while grocery stores include Trader Joe’s 2 miles north across Highway 50, and nearby Save Mart. The Arden Fair Mall has department stores like Macy’s 8 miles north.

Boutique shopping during the Gather festival
Two miles west of the neighborhood, Oak Park hosts the annual Gather festival every second Thursday from May through October. Here, locally owned boutiques offer special discounts, vendors sell handmade crafts along the sidewalks and live music is held in the street; food trucks are also available. The park also holds a farmers market every Saturday from April through November, offering fresh, local produce, along with free public cooking and yoga classes.
Medical academy at Hiram W. Johnson High School
Local kids may attend Sacramento City Unified district schools, including Tahoe Elementary, which earns a C-plus from Niche, and B-rated Umoja International Academy, which serves as a middle and high school. At the C-plus-rated Hiram W. Johnson High, students interested in pursuing careers in the medical field can join the Health and Medical Sciences Academy. Kids can also apply for the C-plus-rated Language Arts Academy of Sacramento, which offers bilingual English and Spanish classes for kindergarten through Grade 8.

Relax at Greenfair Park
Within Fairgrounds, 1-acre Greenfair Park has open space large enough to walk dogs or relax under the shade of mature oak and palm trees. A mile west of the neighborhood at Fourth Avenue Park, kids can organize a pick-up basketball game, while about a mile southeast, 18-acre Tahoe Park is where soccer players can practice their free kicks. A volleyball court is also available here, along with horseshoe pits and a public swimming pool.

Interstates within 6 miles of the neighborhood
Interstate 80 is about 5 miles northwest and Interstate 5 sits about 6 miles northwest; Highway 50 (El Dorado Freeway) is found roughly 2 miles northeast of the neighborhood and Highway 99 (Sacramento Freeway) is 2 miles west. Stockton Boulevard, Broadway, Fairgrounds Drive and 50th Street are the neighborhood’s main thoroughfares; Broadway leads roughly 5 miles northwest to Downtown Sacramento. Sacramento Regional Transit buses travel the neighborhood, and dedicated bike lanes and bicycle-friendly roads accompany most of the major thoroughfares. UC Davis Medical Center is about 2 miles east, while Sacramento International Airport, adorned with abstract and realist art sculptures, is 17 miles northwest.
