Arden-Arcade suburb built around Howe Community Park
About 7 miles northeast of downtown Sacramento, suburban Fulton-El Camino sits within the unincorporated community of Arden-Arcade, centered on the large Howe Community Park. Midcentury ranch-style homes — sometimes updated and often attractive to investors — and a few apartment complexes surround the park; a handful of casual restaurants are found around the community's busy edges. The neighborhood receives an overall CAP Index Crime Score of 8 out of 10—with a high risk of Motor Vehicle Theft and Burglary—compared to the national average score of 4. Houses of worship here include Saint Philomene Catholic Church, whose large bell can be heard tolling throughout the neighborhood on Sunday mornings.
Midcentury ranch-style homes with a high level of renters
Midcentury ranch-style homes with vinyl siding and low-slung roofs are scattered throughout the neighborhood, often on compact, uniform lots with attached or detached one-car garages. Some homes sit on a quarter-acre, shaded by mature sycamore, pine and palm trees. Two- or three-bedroom homes tend to range from $250,000 to $475,000, depending on the home's condition. More than half of residents are renters, and fixer-uppers are particularly popular with investors. A small condo complex on the south side features 1970s poolside units for between $300,000 and $305,000. Many residential streets lack sidewalks, but residents can stroll along the side of the road.
