Community-oriented neighborhood on the banks of the American River
River Park is on the edge of East Sacramento, bound by the American River and railroad tracks, with just two ways in or out of the neighborhood. This seclusion has fostered a close-knit community, and with little to no traffic, most local kids can bike or walk around freely on the streets. “River Park is one of the last neighborhoods in Sacramento where you’ll see kids roaming around like that,” says Tom Leonard, a fourth-generation East Sacramento native and Realtor with Coldwell Banker. “It’s very old-school Americana.” The highly rated Caleb Greenwood Elementary and well-regarded youth sports leagues attract many families to the area, who often join the active neighborhood association or hang out together at Glenn Hall Park. The river and local pool are the places to be during summer heat waves, with added relief from cooling winds known locally as The Delta Breeze.
Historically, River Park has been popular with faculty at the nearby University of California Sacramento, also known as Sac State. Today, many of the area’s midcentury ranch-style homes are still occupied by the original owners or their kids.

Midcentury ranch-style homes with low turnover
Throughout River Park, wide sidewalks are dotted with mint green lampposts. Ranch-style homes date to the 1940s, ‘50s and ‘60s, their front lawns hemmed in by manicured shrubbery and shaded by mature elm and maple trees. Since many homes stay within families, turnover is low; when properties do hit the market, they tend to sell quickly. Homes near Caleb Greenwood Elementary and Glenn Hall Park are in the highest demand. Most homes feature three bedrooms and sell for between $550,000 and $1 million, depending on location and condition. Homebuyers are advised to complete thorough home inspections, including the home's sewer system, since mature tree roots have been known to damage underground pipes in Sacramento’s older communities. Though River Park is set on a floodplain, Sacramento’s levee system mitigates flood risk, and homeowners aren’t required to purchase flood insurance.

Highly regarded program at Caleb Greenwood Elementary
Caleb Greenwood Elementary, set in the center of the neighborhood, is rated A-minus by Niche and is the only Sacramento elementary school participating in the International Baccalaureate Program. Miwok Middle also earns an A-minus, while Rosemont High earns a B.
California State University Sacramento is just south of River Park, and many university staff members live in the neighborhood. Parents working for Sac State often volunteer with Caleb Greenwood Elementary and local youth sports leagues, which has forged a close relationship between the university and River Park youth programs.

Swimming in the American River and youth sports leagues
The American River borders the neighborhood, and there are lots of small riverfront beaches and sandy coves where locals can swim or launch kayaks. Dirt-packed bike trails and gravel walkways wind along the levee, and neighbors stop to greet each other on their morning walks. Parts of the waterfront are under renovation while the U.S. Army Corps of Engineers works to prevent erosion, protect local wildlife and improve the levee system; the project is expected to be finished by 2026.
Glenn Hall Park, located near the riverfront, has playgrounds, sports fields and a pool that opens in the summer. Youth leagues for soccer and baseball are a huge draw for local families; the latter is hosted at Ciavarella Field. “River Park Baseball has been around for over 60 years. It’s an incredible league with a strong leadership group and a close relationship with Sac State Baseball,” Leonard says. “They have a big opening day parade in March—every team has a truck or a trailer with kids throwing candy, and the neighbors are all out watching. People get very involved.”

Local restaurants on Carlson Drive
There’s a small shopping center on Carlson Drive. Mamma Susanna’s Ristorante Italiano is a staple for pasta and pizza, while Roosters Breakfast & Mimosas is the go-to spot for brunch. Other small businesses include a laundromat and a corner store, and business owners tend to be friendly with locals; for instance, Electric Moon Tattoo Studio keeps temporary tattoos on hand for the local kids. Grocery stores like Save Mart and Trader Joe’s are a few miles away in East Sacramento.

Close to Sac State and downtown Sacramento
River Park is only accessible from two intersections on H Street. Sac State employees travel less than a mile south to campus, while those who work in Downtown Sacramento have a 4-mile commute on J Street. Major highways like Route 50 and Interstate 80 are about 2 miles away.
Sacramento Regional Transit bus routes stop within the community. Mercy General Hospital is less than 2 miles away, and Sacramento International Airport is about 18 miles away. Passing trains can be heard throughout the day from most homes in River Park, though some lifelong residents think it adds character.
Community organizations and the annual Fourth of July Parade
The River Park Neighborhood Association helps organize the community’s annual Fourth of July Parade, a procession of classic cars and decorated wagons that ends at Glenn Hall Park with a small festival of food trucks and live music. The association also hosts community tree plantings throughout the year as a part of the River Park Tree Canopy Project, and residents can join smaller groups like the River Park Garden Club or the Mother’s Club.
There are two active churches near the entrance to the neighborhood. Fremont Presbyterian Church offers youth sports leagues, music programs and an annual art show, while Sacramento Central Seventh-day Adventist Church hosts weekly potlucks and other social gatherings.
