Parkway-Greenbrier features low-cost homes close to Lake Phalen
Parkway-Greenbrier is a neighborhood on St. Paul’s Greater East Side, a bustling community known for its diverse population. Residents are 3 miles from the downtown district and less than a mile from Phalen Regional Park, a popular spot centered on a 200-acre lake. “It’s a nice area with lots to do — good eats, close to the city, and Lake Phalen is good for walking and swimming and stuff,” says Kelly Madden, Realtor with eXp Realty. According to Paul Ekstrom, the neighborhood also presents good investment opportunities. “It’s very diverse and very affordable, with lots of rentals,” says the broker and owner of Realty One Group, who’s been selling in the region since 2006.
Parkway-Greenbrier is located 3 miles from downtown St. Paul or residents can drive a bit further to downtown Minneapolis.

Apartment complexes and single-family starter homes
Most residents in this neighborhood are renters, and apartment complexes are more common than single-family homes. Apartments are mostly centrally located, while ranch-style houses line the outskirts. Dense tree canopies shade the paved sidewalks, which are overgrown in some places. Land parcels are small, and while many properties have driveways, a lot of people park on the streets. Homes don’t come on the market often, but recently, starter homes in this neighborhood sold for $150,000 to $275,000. “You can get good single-family starter homes with good property value,” says Madden, who has three years of experience selling in the area. Hail risk is high in the Twin Cities, so it’s a good idea to look for homes with garage space.

Immersive experiences at Txuj Ci HMong Language and Culture
Most students attend Hazel Park Preparatory Academy from pre-kindergarten through eighth grade. The school receives a Niche grade of C and is an International Baccalaureate World School, offering a curriculum that provides students with a broad global perspective. The B-minus-rated Johnson Senior High School is home to the district’s Aerospace & Engineering Program. Students in grades six through eight can apply to attend Txuj Ci HMong Language and Culture Upper Campus, which is right in the neighborhood and currently ungraded by Niche. Txuj Ci schools serve the Greater East Side’s Hmong community, offering language immersion and cultural studies.

Hiking, swimming and the Dragon Festival at Phalen Regional Park
While there are no parks in Parkway-Greenbrier, residents are within a mile of the walking trails at Ames Lake Park. Fields of wildflowers encircle the small pond, which is often alive with ducks and geese. It’s an easy walk or bike ride to Phalen Regional Park, about a mile north via Johnson Parkway. The recreational space features hiking and biking trails, a swimming beach and an 18-hole public golf course. During July's Dragon Festival, hordes of dragon-shaped boats take over Lake Phalen for an annual competition that celebrates the area's Asian Pacific culture.
Johnson Parkway Regional Trail offers Parkway-Greenbrier residents access to the Saint Paul Grand Round, a 27-mile scenic trail system that connects many St. Paul neighborhoods.

Hmong Village flanks the neighborhood’s northwestern corner. The indoor shopping center hosts dozens of vendors selling everything from fresh produce to authentic pho to traditional apparel. Less than a mile away, shoppers can grab a quick bite at fast-food chains like Wingstop and Subway before picking up groceries at Cub Foods or Aldi.

The neighborhood is about a mile from Interstate 94, which leads downtown and offers the best starting point for the 11-mile drive to Minneapolis-St. Paul International Airport. Schultz Family Lights display on York Avenue
From the day after Thanksgiving until New Year’s Eve, the Schultz Family Lights display — also known as Holiday Lights on York Ave — illuminates a stretch of York Avenue. The display is choreographed to music broadcast on a local radio station, so families can tune in on their car radios while enjoying the spectacle. The event is held in conjunction with a food drive for the Merrick Food Shelf, which supports the Greater East Side. Visitors are encouraged to bring a nonperishable item or two to drop off before they take in the display.
