Relatively affordable starter homes in a variety of styles

Homes rest along a grid of streets, many with oak-shaded sidewalks. Though on-street parking is available, some residents park in the alleys that run behind most homes. Buyers may find early 1900s farmhouses and bungalows, as well as mid-to-late 1900s split-levels and ranch-style homes. A few residences were built after 2000 — these tend to be Colonial Revival-inspired designs with vinyl siding. Some houses have been converted into duplexes, which allows owners to subsidize their mortgage costs with rental income. “The community has a pretty even mix of renters and buyers,” says Matthew Kennedy, a Realtor with LPT Realty who has lived in the St. Paul area since 2013. “It has a lot of smaller starter homes and a good price point.” Listings tend to range from about $150,000 to $350,000.

Choices through Saint Paul Public Schools

Children can attend Saint Paul Public Schools, a district that offers school choice. Niche gives the district an overall B-minus rating. Each area of the city is assigned community schools, but students can also apply for magnet schools. Hayden Heights Community School gets a C-plus on Niche, Battle Creek Middle School earns a C and Johnson Senior High School receives a B-minus. Some magnet options are Txuj Ci Hmong Language and Culture Upper Campus, not yet rated by Niche, and the C-rated Hazel Park Preparatory Academy, which offers International Baccalaureate primary and middle programs. There are also private schools nearby, including the A-plus-rated Mounds Park Academy, which runs from prekindergarten through the 12th grade.

Bike trails, parks and nearby lakes

In the eastern portion of Southern Hayden Heights, a paved trail meanders along Furness Parkway's grassy median. The trail links up with St. Paul’s network of bike-friendly roadways. The Hayden Heights Recreation Center is a few blocks north, with indoor and outdoor sports facilities and a large, grassy field. “Beaver Lake is also nearby, and Lake Phalen is just west of the area,” Kennedy says. “Lake Phalen is a major destination. There are a lot of people out fishing or paddling, and it has a swimming beach that’s very popular.”

Driving to restaurants and suburban shopping areas

Neighborhood sidewalks lead to Pappy’s Chicago Eatery, a casual counter-serve restaurant on White Bear Avenue. Outside of Pappy’s, restaurants are a short drive away. “Southern Hayden Heights is close to a lot of diverse dining options,” Kennedy says. At Hmong Village, around 2 miles southeast, vendors sell traditional Hmong food, as well as Korean, Thai and Karen cuisine. Payne Avenue, about 4 miles west, is home to some of the Greater East Side’s most popular restaurants, including Tongue in Cheek. “It’s a very trendy gastropub,” Kennedy says. “Science meets food — that’s the only way to describe it.”

The closest grocery stores are Cub and Aldi, less than 2 miles southwest. The two-story Maplewood Mall is about a 4-mile drive from Southern Hayden Heights.

White Bear Avenue is a popular travel route

Many residents travel around the city by car. Downtown St. Paul is about 5 miles away, and the 3M headquarters is less than 4 miles south. The four-lane White Bear Avenue runs just west of Southern Hayden Heights, connecting drivers to highways and Interstate 94. White Bear Avenue also has several Metro Transit bus stops. Emergency care is available at Regions Hospital, approximately 5 miles southwest. The Minneapolis-St. Paul International Airport, with direct flights to more than 150 destinations, is a 15-mile drive from the community.

Foundry emissions and train activity

The Northern Iron foundry is located about 3 miles west. Some Greater East Side residents have concerns over emissions from the foundry. The Minnesota Pollution Control Agency monitors the nearby air quality and is working with local courts to advocate for reduced emissions. There are train tracks just south of Hazelwood Avenue. Slow-moving freight trains usually pass by a few times daily.
