Midcentury homes without HOA restrictions
Clairemont Mesa West is mostly made up of midcentury ranch-style homes, though construction continued here through 2010; local homes sit on streets lined with narrow sidewalks, and most have attached one or two car garages. “A lot of the first homes here were built for military families back in the ‘50s and ‘60s, and now you have longtime residents moving on to their next home,” Martins says. “It’s an area in transformation.” Modest single-family homes in need of a little TLC start around $850,000, while larger homes with plenty of modern upgrades can go for nearly $2 million. Townhouses of up to 2,000 square feet that were built between the late 1960s and early ‘80s range from $700,000 to over $1 million, depending on floor plan and upgrades.
The lack of HOA restrictions in the neighborhood allows for additions and personalized renovations. “Clairemont Mesa West presents a great opportunity to create the home of your dreams with remodels and expansions,” Martins says. “I expect to see a resurgence of families here, because you can still buy in the $800,000 range and build out beautiful ADUs or two-stories, possibly even for grown children taking care of parents.”

Canyon hiking, golfing and community parks
Tecolote Canyon has nearly 7 miles of hiking and biking trails, most accessible via local trailheads. In the neighborhood's southern end, 70-acre Kearny Mesa Park and smaller greenspaces like Mount Acadia Park and East Clairemont Athletic Area include baseball fields and playgrounds. Kearny Mesa Park also has tennis and basketball courts, an onsite dog park where pups can play off-leash, and the San Diego BMX Track, which welcomes riders of all skill levels to practice and compete. Clairemont Family Day brings Clairemont area families together
Each September, residents can celebrate Clairemont Family Day at South Clairemont Park just west of the neighborhood, with live music, air rides and a car show, as well as pony rides and other activities for kids. During Clairemont Family Day, the park holds its annual AquaFest, when residents of all ages can enjoy a pool party with play foam and an inflatable water obstacle course.
Proximity to two major interstates
Clairemont Mesa West is within a few miles of two major highways: Interstate 5 to the west, and Interstate 805 to the east. The neighborhood's major thoroughfares, Balboa Avenue and Clairemont Drive, are lined with San Diego Metropolitan Transit bus stops. Kaiser Permanente San Diego Medical Center is about 5 miles east, and San Diego International Airport is roughly 11 miles south.
