Named after Nestor A. Young, a harbormaster for the Port of San Diego in the 1890s, Nestor has grown from its original farming roots to a densely developed residential neighborhood. Its location, bordered by scenic Route 75 to the north and Interstate 5 to the east, affords quick access to many of the area’s amenities, from regional and bayside parks to Imperial Beach. To the south, the Tijuana River Valley spreads out just north of the United States-Mexico border. “The main attraction to living in Nestor is the affordability so close to the coast. A lot of military families like to purchase in Nestor because they’re so close to Coronado,” says Araceli Gonzalez, Realtor with BHGRE Clarity, who’s been selling in the San Diego area since 2005. “And if you love to surf, you’re not far from that lifestyle.”

Nestor and Berry parks in the neighborhood, Imperial Beach nearby
The community’s namesake greenspace is the 5.5-acre Nestor Park, tucked within several apartment complexes. Locals picnic by the playground here, and the lighted, paved pathway is popular for exercise or dog walking. The compact Berry Park — a green space intersected by a curvy paved pathway — sits between Berry Elementary and residential streets. Just under 4 miles west, Imperial Beach is the top local spot for surfing, pier fishing, or relaxing. To the east, the 200-acre Otay Valley Regional Park is etched with more than 8 miles of easygoing, multiuse trails.

Condos to two-story single-family homes between $520,000 and $900,000
The neighborhood offers a mix of single-story and two-story homes, primarily with Spanish-style architecture and light-colored stucco exteriors. Mostly straight streets are arranged in a neat grid, and some roads loop inward, forming cul-de-sacs. Front yards are often trimmed in low decorative fencing, and short driveways lead to garages. Random palms and evergreens pepper the neighborhood’s sunny sidewalks. “There’s something for everyone in Nestor. You have your established 1950s traditional three-bedroom ranch styles, homes closer to the coast with ocean views that sell for a bit more, and even pockets of newer townhouses,” says Gonzalez. “And the best part is most of these homes have no HOA fees or Mello-Roos tax.” Residential options include condos and townhouses in south Nestor priced between $520,000 and $590,000. Charming ranch styles range from $725,000 to $850,000 for fully remodeled homes. Two-story homes can ask between $825,000 and $900,000.

A-minus Sweetwater Union High School District
Public schools serving Nestor are within several different districts. Kids who start at Emory Academy, which gets a C-minus on Niche, will head to middle school at Mar Vista Academy, given a C-plus. Southwest High, which gets a B-plus is within the Sweetwater Union High School District, given an A-minus. Southwest offers Career and Technical Education programs, including agriscience, financial services and patient care.

Dine at La Central Birria or The Tin Fish on the pier
“Because Nestor is so close to Imperial Beach, people living in Nestor will head down to the beach boardwalk or pier and stop into the seafood restaurants, pubs and pizza places there, or visit the little shops,” says Gonzalez. In the neighborhood, La Central Birria is a casual Mexican diner serving an array of tortas, quesadillas and birria bowls. On the end of the Imperial Beach pier, The Tin Fish specializes in fisherman’s combos, shrimp tacos and lobster rolls with a sunset view. “The South Bay Drive-In Theatre is pretty neat because it’s one of the last drive-ins in existence here, and it’s been open since I was a teenager,” adds Gonzalez. The theater doubles as a busy swap meet site three days a week. And if a longer getaway is in order, Gonzalez says, “Rosarito Beach is an amazing tourist destination that’s fun to visit for the weekend, just 40 miles from the San Ysidro border.” In town, it’s easy to pick up groceries in Southland Plaza just north of Route 75 at Vons or Walmart.

Blue Line and bus transit options, close to the Cross Border Xpress
The San Diego Metropolitan Transit System’s University of California San Diego Blue Line light rail runs from the U.S.-Mexico border through downtown San Diego, north to the University Towne Center Transit Center. Locals can get on board at Iris Avenue or Palm Avenue stations. MTS bus stops line main corridors, including Coronado Avenue and Saturn Boulevard. The Tijuana International Airport is within a 15-mile, 30-minute drive south, and the San Diego International Airport is approximately a 20-mile, 25-minute drive north. “It’s a super convenient location if you want to just park and walk across the CBX to the Tijuana Airport in minutes,” says Gonzalez. “There’s paid parking on the U.S. side, or your family can just drop you off.” Locals appreciate the Cross Border Xpress that connects the Tijuana International Airport with its San Diego terminal, so passengers don’t have to wait in long lines at the border.
