Colorful homes with bay windows on sloping streets
The neighborhood’s wide, sloping streetscapes feature common housing styles like bungalows, Mission- and Marina-styles and contemporary properties. Homes are close together on narrow lots and are typically painted in vibrant colors with big front bay windows and single-car garages. “The homes here feel pretty similar to what you typically find further north throughout the Sunset District with the styling and brightly painted housing,” says Monika Carmichael, a Realtor with Elevation Real Estate and a San Francisco resident of 28 years. The majority of housing in Ingleside Heights was built between the 1940s and 1960s, and the homes mix vintage decorative accents with modern interior features. Homes here typically display small front yards that make way for wider driveways, but residents often showcase small flower gardens and shrubbery to add pops of color. Prices for a 2- or 3-bedroom home range from around $800,000 to $1.4 million, while 4- or more-bedroom homes tend to run between $1.5 million to $1.8 million. One- to two-bedroom condos are also available and typically range from $550,000 to $775,000.Public schools with pathway programs
Students may attend Jose Ortega Elementary, which gets an A rating from Niche, followed by the A-minus-rated Aptos Middle School. The similarly A-minus-rated Balboa High School offers AP classes and numerous clubs for interests like graphic novels, robotics and community improvement. San Francisco State University is less than a few miles away. While Ingleside Heights is very close to this large university, Bill Mar, a broker associate at Compass who has lived in San Francisco for most of his life and has been selling real estate since 2003, says the neighborhood is far from having a “college town” feel. “There are some college students in the area, but it’s mostly families in the single-family homes,” Mar says.Local community garden and next to lakeside offerings
Brooks Park is the neighborhood’s main community park. This hilltop green space offers views of the Pacific Ocean and features walking paths, picnic areas, a playground and both bocce ball and volleyball courts. One of its main attractions is the community garden, where locals can grow vegetables and learn about native plant restoration from the Native Plant Society. Merced Heights Playground is just outside the neighborhood, with large playscapes, a fenced-in dog park and multiple athletic courts. Many golf courses, including TPC Harding Park, are located less than a few miles west of Ingleside Heights, along with the 614-acre Lake Merced Park. This recreational site offers trails plus a freshwater lake for fishing and boating.Neighborhood cafes and expansive nearby shopping centers
Ingleside Heights has a few local businesses inside the neighborhood. This includes Golden Wok for Chinese food and Blue House Café, a local coffeehouse serving tea, coffee and light pastries. Ocean Avenue is less than a few miles north of the neighborhood and is known for its various dining options. Ocean Ale House mixes American pub fare with craft beers, while That’s Amore SF features classic Italian menu items. The neighborhood go-to for groceries is the H Mart, or Trader Joe’s, less than two miles north at the Stonestown Galleria. This two-story shopping center off 19th Avenue also features fast-casual eateries and numerous big box stores, including Target, Zara and Apple.Annual Stern Grove Fest and ballet performances
Ingleside Heights is only two miles from Sigmund Stern Recreation Grove, which hosts many community events annually. It’s home to the annual Stern Grove Festival, a free outdoor concert series that has been running every summer since 1938. "The variety of musicians is always great; there's always a great mix. People bring chairs and have picnics. It's really fun," Mar says. The site also hosts annual performances from the San Francisco Ballet and Opera.Major thoroughfare and nearby Daly City BART station
Interstate 280 runs along the neighborhood’s southern end and connects to Downtown San Francisco, 10 miles away, and Oakland, about 18 miles northeast. The Daly City BART Station is just south of the neighborhood in Daly City for traveling around the Bay Area by light rail. There are also many nearby Muni buses, particularly along the major thoroughfare, Randolph Street. The San Francisco International Airport is about 11 miles south for domestic and international flights.
