From the ocean to a sea of houses
It can be hard to believe San Francisco’s Outer Richmond neighborhood is sometimes overlooked. Some of San Francisco’s most famous landmarks are here, like the Cliff House, a twice-built Neo-Classical building from the 1800s. Plus, the views from the cliffs showcase the Golden Gate Bridge and the Camera Obscura, a larger-than-life local landmark since 1946. Part of the Richmond District, this community has beaches with barking sea lions, public artworks, a large parks system and a respected school system. Bordered on two sides by the Pacific Ocean, the hilly area is often foggy in the morning and evenings. However, that doesn’t stop anyone from walking to restaurants, grocery stores or hiking trails.
Crashing waves, incredible hikes and Golden Gate Park
The neighborhood has natural beauty, sandy beaches and a rugged shoreline. In fact, its entire northern half is occupied by the Golden Gate National Recreational Area – Lands End. Named for the wave-lashed westernmost coast of the San Francisco Peninsula, multiple trails pass through cypress trees and coastal scrub to provide stunning views of the Pacific Ocean, the Sutro Baths ruins and Eagles Point. Lands End is also home to Lincoln Park, the Legion of Honor art museum and a 1902 golf course.
Across Fulton Street, Golden Gate Park covers over 1,000 acres and runs 3 miles from end to end. A 150-foot-tall Ferris wheel provides panoramic views of downtown and the city, while ten lakes offer fishing and boating options. Urban athletes have their choice of venues, with a field, court or stadium for a wide variety of sports. The famous Japanese Tea Garden provides spectacular views of fall foliage, and there’s an often-overlooked bison herd paddock just south of 38th Avenue. “The timeless element is the parks. They make young families and people who like the outdoors love the Richmond. It’s a big benefit to still be in the city and have a more tranquil atmosphere,” says Andrea Swetland, a Realtor at the Warren Group who grew up in the Outer Richmond.

Rows of houses overlooking parks and the ocean
The neighborhood was founded in the mid-1800s but didn’t expand until it became a streetcar suburb after the 1906 earthquake. The rolling sand dunes were replaced with dense rows of early 20th-century housing. Detached and semi-detached homes sport Victorian exteriors or red clay roof tiles. Newer townhouses and condos are closer to the beach. “The Outer Richmond has a mix of different housing styles and ages. There’s not a lot of turnover because many of the houses are multi-generational. When they come to market, people paint and put in new cabinets, countertops, or flooring. Move-in ready homes are the most popular,” says Craig Ackerman, head of Proof Real Estate with nearly 20 years of construction and real estate experience. Homes sell for a median price of $1.5 million after around 40 days. Prices range from $1.25 million to $2.25 million for single-family homes. In comparison, condos and townhouses are around $400,000 to $750,000 for a one-bedroom and $755,000 to $1.7 million for a three-bedroom.

Balboa Village and innovative dining options
The neighborhood’s international flare is evident in its many restaurants, retail stores and art shops. The Balboa Village Merchants Association promotes these small businesses over a dozen blocks of Balboa Street. The commercial corridor includes San Francisco favorites The Laundromat SF and Devil’s Teeth Baking Company. The Laundromat SF is a bagel shop by day and a wine bar by night. It serves pizzas throughout the week and has a burger night on Wednesdays. The Devil’s Teeth Baking Company serves breakfast and brunch daily. The pastries vary by season, but quiches and buttermilk biscuit are made daily. Overlooking the cliffs and water, Ocean Beach Cafe is one of the city’s first non-alcoholic bars. Its sandwiches are made with Devil’s Teeth bread, and it carries several alcohol-free wines from Napa. Andronico’s Community Markets and Safeway provide groceries and essential household items.

Building community, enrichment opportunities and extracurriculars
Children in Outer Richmond can attend highly respected schools like Lafayette Elementary School, which earned an A from Niche, and A-minus-ranked Presidio Middle School. Founded in 1927, Lafayette Elementary builds community among students through events, including art contests, book fairs, a school musical, and an end-of-the-year picnic. Presidio Middle teaches children the Japanese and Vietnamese languages and provides dozens of enrichment opportunities. George Washington High School has an A rating, more than 30 sports teams and 50 campus clubs.

An assortment of worship centers
The Outer Richmond’s multi-cultural community is reflected in the many houses of worship in and around the area. There are Protestant and Catholic churches that perform services in a variety of languages, and nine synagogues are within three miles. A variety of Hindu, Buddhist and Taoist temples are also dotted throughout the Richmond District.
Muni buses, gridded streets and the Golden Gate Bridge
The Outer Richmond is popular with people wanting multiple easy transportation options. The neighborhood is well-connected by sidewalks and bike lanes, and there are multiple Muni bus routes. The express and regular buses run downtown, into the Mission District and throughout the city. Drivers can reach the Golden Gate Bridge within 15 minutes from anywhere in the neighborhood, making it easy to head north into Marin City or Larkspur. The meticulously gridded roadways include Great Highway, Balboa and Fulton Streets and Geary Boulevard, which can be noisy during heavy traffic. The San Francisco VA Medical Center is in the neighborhood, and UCSF St. Mary’s Hospital is 3 miles away. The Outer Richmond is around 5 miles from the nearest BART station, 5.5 miles from downtown and 16 miles from San Francisco International Airport.

A family-friendly district with a variety of cultural foods nearby. It is definitely more quiet and mellow but there are many scenic places around the area such as Sutro Baths' Golden Gate Park' and the beach!

I love being in the city but still in a quiet neighborhood close to the ocean and GG Park. Recently there has been a rash of car break-ins and some untreated addicts in the area which causes some fear for safety. Overall I would not move out of the area. I just think we need better security.

Very calm neighborhood, very cheap rent, very good viewz. Having a lot of space here is a plus-- backyards, big garage, etc. However, night life is lacking and one rarely sees other people walking on the streets at night.
