Well-preserved architecture all around
Many Pacific Heights’ homes were built between the late 19th and early 20th centuries. Owners through the years have finely maintained the houses’ exteriors and updated their interiors, helping make these homes sought after despite their age. Styles here vary quite a bit, from Victorians to Edwardians to Georgians. A lot of these homes come with intricate woodwork, stout brick exteriors or both. The average square footage for single-family houses in Pacific Heights is almost 4,700, more than four times the average square footage for homes across the city. However, there are also quite a few condos in the neighborhood, some perched in high-rise midcentury buildings. Scratch the retail itch on Fillmore
A lot of the homes in Pacific Heights are a quick walk away from Fillmore Street, a bustling thoroughfare lined with storefronts for all sorts of boutiques, well-known brands and restaurants. Locals can stop in places like rag & bone, Athleta and jewelry store Trabert Goldsmiths before grabbing a bite to eat at a place like SPQR, a favorite for Warren for its gourmet Italian food. Warren is a 10-time Michelin star recipient.
The Snug, meanwhile, is a more casual spot for grabbing a burger and a drink, complete with a plentitude of outdoor seating. "It's a big, upscale neighborhood joint that gets pretty packed on the weekends, so I prefer to go at off-peak hours and just hang at the bar or outside at the street, where I can just people watch 'til the sun goes down,” says longtime San Francisco resident David Lytle, former editor of the city's now-defunct 7x7 Magazine. “The sunsets up there are amazing, and the cocktails are really on point, a really creative, global-inspired lineup.” Locals also have Mayflower Market on Fillmore, which is convenient for grabbing quick groceries or a deli sandwich.

Feel the music on Fillmore
Fillmore Street is more than just a shopping and dining destination — it’s also home to an annual tradition in the Fillmore Jazz Festival. The Fillmore Jazz Festival takes place over two days in July and features multiple stages, hosting dozens of acts. This extravaganza is considered the largest free jazz festival on the West Coast.
Highly rated schools are easy to find
The San Francisco Unified School District allows for school choice rather than assigning students solely based on address. But Pacific Heights residents are close to multiple public and also private schools. Among the public options is San Francisco Public Montessori, which has an A-minus overall grade and blends its Montessori curriculum with SFUSD’s curriculum and California Common Core Standards. From San Francisco Public Montessori, students can move on to the A-minus-rated Marina Middle, where there’s a Mandarin Secondary Dual Language Program, before advancing to the A-minus-rated Raoul Wallenberg High School, which has pathway programs in biotechnology, computer science, and environmental science, engineering and policy.
San Francisco University High School is among Pacific Heights’ private options, an A-plus-rated school that’s in the top 40 on Niche’s list of the best private high schools in California. SFUHS offers a popular independent study program, capped by a public presentation.

I visit the neighborhood a lot to dogsit for a family and on walks I've realized the place is super safe, there are a lot of restaurants for any dietary need. Lots of families live around, it is very clean and a there are a lot of stores for everyday necessities around. The neighborhood is not very affordable.
