Equestrian Downs
Neighborhood in San Jacinto, California
Riverside County 92543, 92582
Flat land allows for larger lots
Taking advantage of the valley's flat landscape, most homes in the neighborhood have a little bit of elbow room. “It’s what I’d call a cul-de-sac community – it doesn’t have as large of lots as you’ll get a bit outside of San Jacinto or on the outskirts of it, but it’s not a place where people are stacked on top of each other either,” says Vogler. Houses range from manufactured to ranch style and traditional two-story, often featuring Spanish Revival design elements. More recent developments have seen custom homes with Craftsman exteriors and open floor plans. Prices range from under $200,000 for some manufactured homes to $550,000 for ranch styles, while newer, larger homes range from $575,000 to $735,000. “Prices around here are some of the best you’ll find in the area,” says Vogler. “For Riverside County, I’d say the affordability is unequaled.”Horseback riding is a favorite in the community
The community’s name is a clue to one of its most popular pastimes in the area: horseback riding. The valley's flat land provides plenty of space for horses, while nearby trails make it easy to ride for miles. Similarly, dirt bike riding is another popular activity with its own set of trails and plenty of open desert to use. Just south of San Jacinto, Diamond Valley Lake is one of the state's largest manufactured bodies of water and has over 4,500 surface acres. The lake is the go-to spot for boating and, in particular, fishing – with Diamond Valley renowned for its black-bass fishing. Regional Park has basketball and volleyball courts, picnic areas, a playground and is home to the Valley-Wide Sports Complex. Within the neighborhood Bolander Park has a playground for kids, while Lynden Trail Park has a basketball court. Due to its location amidst plenty of trees, along with the dry climate, fires are a concern in all of San Jacinto - with one recent 2024 fire burning hundreds of acres nearby. The fires and conditions in general also lead to poor air quality days in the region.AP and dual enrollment options at Tahquitz High
Students can begin at Fruitvale Elementary School, which earns a C-plus from Niche. From there, students can move on to C-rated Rancho Viejo Middle School before finishing up at B-rated Tahquitz High School. The school offers 17 AP courses as well as dual and concurrent enrollment with nearby Mt. San Jacinto College.Convenient to several major destinations
Interstate 10, I-215, and CA-74 are the main thoroughfares around the area, though the interstates are about 10 miles away. “One of the best parts about San Jacinto is that you’re 45 minutes from Palm Springs, 90 minutes to LA, and maybe 60 minutes to Oceanside,” says Vogler. “Again, it feels a lot more tucked away than it really is – it’s so close to everything.” Residents are roughly 43 miles from the Palm Springs International Airport and just over 50 miles from the Ontario International Airport. Hemet Global Medical Center is about 4 miles away.Plenty of options in nearby towns
Between San Jacinto and nearby Hemet, residents have several shopping and dining options. Stater Bros. Market is the go-to spot for groceries, while TJ Maxx and Target satisfy the need for retail therapy. “You have the basic things and usual chains close by,” says Vogler. “But you can drive just a little bit to get to the more special spots – I really love Lemongrass Thai.” Other nearby dining options include Habit Burger and Grill, along with the Little Pantry Café.
