Small San Jose neighborhood between Boulder Ridge Golf Club and Almaden Expressway
Nine miles south of downtown San Jose, Almaden Hills Estates is an all-residential, master-planned neighborhood with about 150 homes. It consists of three tracts: the largest is surrounded by land belonging to Boulder Ridge Golf Club, and the other two border Almaden Expressway. The draws for this community over others in the Almaden Valley are its “larger homes, newer constructions and shorter commutes; people go downtown or Santa Clarita or Cupertino,” says Theresa Wellman, Almaden Valley resident and Realtor at Homeowner Experience. According to the CAP Index, the neighborhood’s crime score is 2 out of 10, lower than the national figure of 4.

Golfing at Boulder Ridge Golf Club and hiking the San Teresa foothills
Membership-based Boulder Ridge Golf Club is an 18-hole course spanning more than 300 acres. Though the fairways border the neighborhood, the club is not affiliated with Almaden Hills Estates. Homeowners can walk to Los Alamitos Creek Trail, which leads north to Almaden Lake Park, a popular spot for fishing and picnicking. The park hosts the Water Lantern Festival, where families make personalized paper lanterns to float on the lake. Dog walkers can also head to the Jeffrey Fontana Park trails across the expressway. The neighborhood is a few miles north of San Teresa County Park, a sprawling protected area in the Santa Teresa foothills with hiking trails overlooking neighborhoods below. “Some wildlife could come down those hills by the county park – bobcats or coyotes would go after small animals,” Wellman says. Homeowners can keep their pets safe by bringing them inside at night.

Large 1980s homes with some newer constructions
Cul-de-sacs in Almaden Hills Estates have sidewalks and well-maintained landscaping. Home styles include Mission Revivals and New Traditionals with Tudor and Craftsman influences. Most homes were built in the 1980s with large lots, three-car garages and nearly 3,000 square feet of living space. There are eight smaller, less expensive homes built in 2018. As this is a small, established neighborhood, homes rarely hit the market. The median single-family home price is $2.5 million. Homes have a flood risk; the Alamitos Creek runs through the neighborhood. This creek contains mercury, so it should not be used for fishing or recreation.

Public schools are part of the large San Jose Unified School District
Students may attend Los Alamitos Elementary, rated A-minus on Niche, and Castillero Middle, rated B-plus.
