What buyers can expect to pay for Blackford’s midcentury homes

Homes in Blackford generally range from about $1.6 million to $2 million, with renovated or expanded properties sometimes reaching $3 million. Condos and townhomes offering more accessible options go from the lower $600,000s to $1.2 million, depending on size and condition. The neighborhood is filled with midcentury ranch-style homes built around the 1960s, many still showcasing original details like baby-blue, yellow or pink tile, and often short driveways and attached garages. “A lot of properties are still owned by the original owners’ families,” says Wayne Haraguchi, a San Jose native and Realtor with Intero Real Estate Services. “The neighborhood is very well cared for.”

Blackford is close to several major highways, making it a practical choice for car-based suburban commuting. “It’s a great location, and you’re right next to Interstate 280. It’s about as far south as you want to be if you work in Silicon Valley, though,” says Realtor Cassidy McIntire of Christie’s International Real Estate, who works frequently in the area. Key points:

  • Easy access to I-280 and San Tomas Expressway

What makes Blackford walkable and bike-friendly

You'll most likely need a car due to the suburban layout and spread-out amenities, and public transit is limited. Residential streets with sidewalks make casual walks enjoyable, especially on the quieter blocks. Biking is feasible thanks to some existing bike infrastructure, though most people use bikes for recreation rather than daily transportation.
