In Blackford, residential streets are sidewalk-and-tree-lined and packed with midcentury ranch-style homes, many inspired by minimalist or Craftsman-style designs. “On the low end, you’re in about $1.6 million, but you’re usually right around $2 million,” says Haraguchi. “The area was built up around 1960. They’re ranch-style, and they’re well built. If you can get something that lasts 60 years with everyday use and it doesn’t fall apart, you’ve got something pretty sturdy.” Midcentury ranch-style homes with up to four bedrooms feature traditional grass lawns or low-water plantings and short driveways leading to attached garages; lots range from 1,500 to 2,500 square feet. “A lot of them are in original condition with original tile from that era: baby blue, yellow, pink—those kinds of colors.” Some homes have been renovated with additions, which can raise the price up to $2.4 million. “Any two-story home you would see driving down the street is usually an add-on.” Late-century and early 2000s condos and townhouses with up to two bedrooms are typically a part of homeowner’s associations and range between $600,000 and $1.2 million.Shopping and dining along Saratoga Avenue

For a casual brunch or coffee, Haraguchi recommends the family-owned Rose Café, known for their three-meat breakfast burritos. “We’ve been in the same area for 25 years,” says Steve Kuo, co-owner of Rose Café. “The reason is there’s a lot of schools in this area. Customers bring their kids when they’re 10 or 11 and when they’re all grown up, they’re still coming back.” Two miles east, Santana Row is a popular, upscale shopping and dining district offering designer stores like Sephora, local businesses like Vintage Wine Merchants and eateries like Cocola, a French bakery and café. “We see people we know, coffee shops, wine bars, lots of music being played. It’s a nice place over there in Santana Row,” Haraguchi says.Moreland and Campbell Union District Schools receive high marks from Niche
Blackford is a part of the Moreland School District, rated A-minus overall by Niche, and Campbell Union High School District, rated A. “The Moreland School District is one of the better school districts in San Jose, test-wise. A lot of people want to buy into that school district,” Haraguchi says. Local kids kindergarten through Grade 8 can start at Easterbrook Discovery School, rated A, where non-traditional programs include multi-age classrooms (K through 1) and the opportunity to stay with the same teacher for two consecutive years (K through 5). Teens then move on to Prospect High, also rated A, which offers dual-enrollment courses for college credit at West Valley College. Boynton High, rated C-plus, is an alternative school for students who may need extra academic support to graduate on time and is within walking distance of most Blackford residences.Neighborhood parks in Blackford
Boynton High’s grounds include the Blackford Learning Center, which offers community resources like language and GED preparation classes; the grounds also include large playing fields that regularly host local sporting events. “There are tennis courts that people use and a big field for soccer and baseball,” Haraguchi says. The 7-acre Starbird Park is popular for picnics and morning jogs and includes playgrounds, a softball diamond and basketball courts. The Starbird Youth Center offers after-school programs for neighborhood kids, and residents can volunteer with the center’s community outreach events, like tree plantings and clean-ups.Commuting from Blackford
Blackford is bordered by Saratoga Avenue and the San Tomas Expressway, which merge into Interstate 280, giving residents convenient highway access. Residents are within 10 miles of Silicon Valley hubs like Cupertino and Sunnyvale, where tech campuses like Microsoft, Google and Apple are located. While most residents drive to get around, Santa Clara Valley Transportation Authority provides bus stops throughout Blackford. “Buses are the main public transportation, but you don’t see full buses all the time like you would in DC,” Haraguchi says. Kaiser Permanente Santa Clara Medical Center is 3 miles northwest, and San Jose Mineta International Airport is 7 miles northeast.Santana Row and the Winchester Mystery House
“You can go to Santana Row and listen to music on Friday or Saturday night in the outdoor area, but there aren’t events directly in the Blackford neighborhood,” Haraguchi says. At Santana Row, residents can attend weekly gatherings like the Wednesday Farmers’ Market from June through September or Yoga on the Row at Frank M. Santana Park. Nearby, the Winchester Mystery House is a California landmark known for its quirky architecture, once owned by the family who invented the Winchester Rifle. “It’s very popular on Halloween and Friday the 13th; they have flashlight tours at night, and a lot of people go. Anywhere in the world, you could say you live by the Winchester house, and people say I know where that is.”
