With distance views of the Santa Cruz foothills and the meandering Guadalupe River, the great outdoors takes center stage in Blossom Valley. As one of the most coveted neighborhoods in South San Jose’s sprawling suburbs, Blossom Valley offers gorgeous streets and easy access to essentials and entertainment. “This is a wonderful place to experience San Jose,” says local property manager Victoria Bainer. “The area has lots of natural beauty and some lovely parks. And we’re right in the middle of some of the biggest shopping centers in the area. It’s pretty easy to live in Blossom Valley.”
Lakeside strolls and hiking trails
In the neighborhood, kids can head to the playground at either Terrell Park, Leif Erikson Park or Thousand Oaks Park, both of which feature a playground and walking trail. The Guadalupe River Trail lies at the southern end of the community and loops around Blossom Valley Lake, offering scenic views. The trail continues to Almaden Lake Park and eventually leads to Santa Teresa County Park – a massive open space along the foothills, home to a golf course and winding hiking trails. “Marital Cottle Park is another popular park. It’s a former ranch, but you get that old essence of a farming community, with market stands and a history museum,” Wellman says. Locals can also opt indoors on the occasional rainy day at City Sports Club.
Major retailers along Almaden Expressway
Almaden Ranch is the closest shopping center, home to retailers like Bass Pro Shops and popular eateries like Poke House and California Fish Grill. Safeway is just across the street, while grocers like Sprouts Farmers Market, Trader Joe’s, and Costco Wholesale are nearby. Other major retailers include PetSmart, TJ Maxx & HomeGoods, and the nearby mall Westfield Oakridge. On the weekends, Mimosas is the go-to brunch spot, while the popular chain Lazy Dog Restaurant & Bar is known for its dog-friendly patio and extensive menu. And for a drink after work, Britannia Arms Almaden is a local watering hole for beer and broadcast sports games.
Classic California homes
These charming residential streets contain some of the most in-demand homes in South San Jose, ranging in price from $1.2 million to $1.8 million. “It’s a popular neighborhood, but it’s also more affordable compared to surrounding communities,” says Theresa Wellman, Realtor at Homeowner Experience, who has 19 years of experience in the industry and is local to the area. According to the CAP Index, it’s safe, too, with a crime score of 3 out of 10. Modern ranch-style homes stand alongside new traditional two-story homes inspired by Mediterranean, Colonial and French design styles. Sidewalks unfold over long lines of lush trees and well-manicured front lawns. Blossom Valley is also home to various condominium, townhouse and apartment communities, with purchase prices ranging from $750,00 to $1 million. Like much of California, locals must be aware of wildfires. Blossom Valley is in the ember zone, while the nearby Guadalupe River is prone to flooding.
Average public schools in San Jose
The San Jose Unified School District serves the community, scoring average ratings on Niche. The C-plus-rated Terrell Elementary School sits in the heart of the neighborhood to welcome students in their first years of education. Students then move on to the B-plus-rated John Muir Middle School and Henry T. Gunderson High School. Scoring a solid B, Gunderson offers a range of tech-focused programs, including animation, digital photography and electronic music. Private institutions like the Holy Family School, which the Holy Family Catholic Church runs, are also nearby.
Sundays at the farmers market
Locals flock to the year-round Blossom Hill Certified Farmer’s Market in Westfield Oakridge every Sunday. A community staple for 17 years, the market attracts over 40 vendors offering fresh produce picked just hours beforehand. Residents can also head to downtown San Jose for various events, such as the San Jose Jazz Summer Fest. Spanning three days in August, locals can groove to the music, peruse art on display and dive into delicious dishes from local vendors.
Commutes to downtown San Jose
Blossom Valley residents can access numerous public transit options and roadways like U.S. State Routes 85 and 87. Downtown commuters are close to two light rail stations, the Ohlone-Chynoweth Station and the Branham Station, while bus stops are located along Chynoweth Avenue and the Almaden Expressway. Jetsetters looking to travel even further are about 10 miles from the San José Mineta International Airport, while the Good Samaritan Hospital is 5 miles away.
