Branham-Kirk has a convenient location with great schools
Branham-Kirk, a small suburban community in West San Jose, is a walkable enclave close to grocery stores, a large neighborhood park and the well-rated Branham High School. “That area has excellent schools and proximity to freeways,” says Sylvia Pollifrone, a local Realtor at Keller Williams Bay Area Estates with over 45 years of experience. “You can walk to the store in less than 5 minutes, and the schools aren’t far at all. It’s a beautiful location.” In addition to neighborhood conveniences, locals have direct highway access for fast commutes and easy access to the rest of the Bay Area.
Detached homes on the north side, townhouses and condos on the south
Branham-Kirk’s north side has single-family homes from the latter half of the 20th century. Ranch-style and New Traditional properties are the most common, often featuring narrow front yards sparsely dotted with trees. Single-story properties can be desirable for certain buyers, depending on their needs. “In Santa Clara County, we have a lot of people who have families living with them,” Pollifrone says. “This area has homes with downstairs bedrooms, which opens it up to a lot of people who are living with a parent, so they don’t have to go up and down the stairs.” These properties range in price from $1.7 million to $2.5 million, depending on size and condition. The neighborhood’s south side is mostly condos, townhouses and apartments. Townhouses, mostly dating to the late 20th and early 21st centuries, range from $780,000 to $1 million, while low-rise condos from the 1980s range from $640,000 to $700,000.
Nearby public schools earn A ratings from Niche
Oster Elementary offers a band program starting in second grade, as well as after-school robotics and coding classes. Dartmouth Middle also offers a range of extracurriculars, including crochet, chess and K-pop dance clubs. For athletics, students can join team sports like basketball and field hockey. Branham High is located within the neighborhood, allowing students to walk to school and attracting many families to the area. Upperclassmen can enroll in career-oriented pathways through the Silicon Valley Career Technical Education program. Enrollees are bused to a satellite campus for half the school day, where they offer courses like dental assisting, mechatronics engineering and construction technology. All three schools earn an A rating from Niche.
Grocery stores and casual restaurants within walking distance
Small shopping plazas are located at either end of the neighborhood, offering easy, walkable access to grocery stores and casual eateries. On one side, there’s a Petco, CVS and Lunardi’s Markets, while the other side of the neighborhood has a Safeway. Milohas, a family-owned counter-service restaurant, is known for its empanadas and baked goods. Pho Luc Lac is another popular spot, serving Vietnamese food in a casual setting. Target and other retailers are about a mile away.
Bordered by Highway 85
Highway 85 borders Branham-Kirk on the south side, connecting Highway 87 to the east and Highway 17 to the west. Downtown San Jose is about 10 miles away. The Valley Transportation Authority has nearby bus routes. Good Samaritan Hospital is a few miles west and San Jose Mineta International Airport is less than 15 miles north.
Community recreation at Branham Park
Branham Park, within walking distance for many residents, provides lots of open grass fields, dotted with mature trees that bloom with flowers in the spring. In addition to fields and walking paths, the park has a shaded playground, a sand volleyball court, along with basketball and pickleball courts.
