Single-family homes to the west and apartment buildings to the east
Buena Vista is almost a tale of two neighborhoods. The west side's wide, gridded streets are lined with bungalow, ranch-style and Craftsman homes built throughout the 20th century. Prices range from $750,000 to $1.4 million; those over $1 million are in the western and northeastern parts of the neighborhood.A train track cuts diagonally through the east side of Buena Vista. This side of the neighborhood consists of large apartment buildings and condominiums built in the 2000s, plus some single-family homes in the northeast corner. Condos range from $555,000 to $850,000. Townhouses range from $720,000 to $1.3 million; those costing more than $1 million span over 1,300 square feet. Apartments make up more than half of Buena Vista’s housing; two-thirds of residents rent their homes.
Diverse food and shopping options
Residents don't need to travel far for shopping and dining. Westfield Valley Fair is a large indoor shopping mall 2 miles west, with tenants like Best Buy and the Cheesecake Factory. Safeway and FoodMaxx are in the neighborhood, as is Hapa's Brewing Company, which regularly hosts live entertainment. Gojo Ethiopian Restaurant serves honey wine, injera bread and other traditional fare, while Palermo Italian Restaurant offers pizza and various pasta entrees. Locals can head to Yakini Q for Korean barbecue and soju cocktails. "The food that you can get in the San Jose area is the best; we have really, really good cuisine in the South Bay,” says real estate agent Justin Carrow of Intero Real Estate Services, who has sold more than 100 homes in San Jose . The range of international cuisines is due to San Jose’s cultural diversity. "San Jose is a melting pot. The rest of the country, the rest of the world, it's not as diverse as San Jose is," Carrow says.Diridon Station poised to become West Coast transportation hub
Regional trains, Greyhound buses and light rail trains stop just a few blocks north at Diridon Station. This active transportation hub is on the cusp of becoming one of the busiest on the West Coast. BART and high-speed rail will be added to the station’s VTA Light Rail services and Caltrain, Amtrak, ACE and Capitol Corridor train routes. “They’re still working on the high-speed rail,” says Michelle Elliott, Coldwell Banker Realtor and longtime San Jose resident. “They’ve had that on the agenda for several years. It will go from L.A. to Bakersfield, and eventually all the way up to Northern California and Sacramento.”Valley Transportation Authority buses stop throughout the neighborhood, while the VTA light rail's Green Line takes passengers throughout San Jose. Buena Vista is just 5 miles from San Jose Mineta International Airport and immediately across Interstate 280 from Valley Health Center San Jose, the nearest hospital. The neighborhood is also positioned along Route 87; it can get noisy along the main roads. Residents can also use the sidewalks and bike lanes to get around the neighborhood.
Public school pipeline and Buena Vista private schools
Students may attend Merritt Trace Elementary School, rated B-minus on Niche, before advancing to Herbert Hoover Middle School, rated B-minus, and Abraham Lincoln High School, rated B-plus. The high school uses the Positive Behavioral Interventions and Supports (PBIS) framework to foster an uplifting environment by rewarding students who display positive behavior. Two private schools not rated on Niche are in the neighborhood: Avenues The World School serves prekindergartners through eleventh graders, and BASIS Independent Silicon Valley School serves fifth graders through seniors.Exercising and relaxing at three neighborhood parks
Buena Vista contains three parks spaced throughout the neighborhood. Parents can meet for playdates at the playground and picnic area at Buena Vista Park, located in the western part of Buena Vista. Centrally located O'Connor Park, surrounded by Midtown Plaza condominiums, has walking trails and a fenced-in playground. To the east, Del Monte Park has soccer fields, a football field and a dog park. Buena Vista is less than a mile from the Children's Discovery Museum of San Jose, which features interactive exhibits and performing arts spaces. Ice hockey fans can head a mile north to the SAP Center, home of the San Jose Sharks.
