Located 4 miles from downtown San Jose, suburban Commodore is known for its highly rated schools and neighborhood parks, including the Chinese Cultural Garden in Overfelt Gardens and the walking trails in Penitencia Creek County Park. “This is a great area for families just starting out,” says Becky Trovato, a Realtor with Intero Real Estate Services who’s sold homes in the area for seven years and lived here for over 50 years. “It’s a little more affordable for some people to get into this tight housing market.” With its proximity to major highways and the new Bay Area Rapid Transit’s (BART) Berryessa/North San Jose station, Commodore’s residents can enjoy a slower pace of life within a short commute of Silicon Valley’s employers and entertainment centers.

Cul-de-sacs of 20th-century bungalows
The distant Los Buellis Hills are visible from Commodore’s suburban streets, where it’s common to see neighbors walking their dogs past manicured lawns and paved driveways. Late 20th-century bungalows and Mediterranean-style homes sit close together along cul-de-sacs. Early 21st-century townhouse communities are common near Interstate 680 and in Commodore’s center.
In April 2024, the median single-family home price here was $1.3 million, 14% less than San Jose’s median. “This market is very hot right now,” Trovato says. “Hot homes can be on the market for seven to 11 days and usually sell over the asking price.” A midcentury three-bedroom bungalow can start at $1 million, while a 1978 Mediterranean-style four-bedroom can cost up to $2 million. Start a finance career at Independence High
Local kids can start at Vinci Park Elementary, which earns an A-minus from Niche, then attend the B-plus-rated Piedmont Middle; both schools are part of the Berryessa Union Elementary School District, which earns an overall A-minus. The A-rated Independence High is part of the East Side Union High School District, which earns an overall A; students here can join career academies in space technology, teaching, and finance. High schoolers can also attend the private Cristo Rey San Jose Jesuit High School, which earns a B-minus, and the A-rated KIPP San José Collegiate, a charter high school.

Stroll around the ponds at Overfelt Gardens
Residents enter the 33-acre Overfelt Gardens and Chinese Cultural Garden through the 40-foot-tall Friendship Gate, where they can then stroll around the park’s three ponds while admiring native plant gardens and pavilions. At Penitencia Creek County Park, residents can hike along a 4-mile trail to the 720-acre Alum Rock Park, known for its hiking trails and nature center. Kids can climb on the playground or rest in the shade at the 3-acre Commodore Park. The Educational Park Branch Library offers regular events like kids’ story time and art activities.

Walk to the San Jose Flea Market
Each weekend, the 120-acre San Jose Flea Market has hundreds of vendors selling local produce and discounted goods; there’s also live music and a kids’ area with a mini-Ferris wheel and carousel. For dinner, residents might head to Claw Shack, a seafood restaurant serving Cajun favorites like jambalaya and shrimp gumbo. Family-owned King Eggroll serves Chinese cuisine including chow mein and, of course, egg rolls. Residents can shop at the nearby Marshalls and Target, and grocery options include Grocery Outlet and Safeway. The city is planning to build the Berryessa BART Urban Village near the Berryessa/North San Jose BART station; the plan is for a high-density, mixed-use development that will provide jobs, housing and new retail options.

Near the Berryessa/North San Jose BART station
Interstate 680 borders Commodore to the northeast, and U.S. Highway 101 sits to the southwest. The Berryessa/North San Jose BART station is in the neighborhood’s west. The Valley Transportation Authority (VTA) has light rail stations on the other side of I-680, and the VTA bus makes several stops along Mabury Road in Commodore’s center. With dedicated bike lanes and sidewalks, Commodore is friendly for cyclists and pedestrians. The Regional Medical Center of San Jose is 1 mile southeast, and San José Mineta International Airport is a 5-mile trip.

Support local artists at the Berryessa Art Festival
Since 1975, the Berryessa Art Festival has brought thousands of people to Penitencia Creek Park just northeast of Commodore each May. The festival includes food trucks, live music and over 100 artists and artisans. At the nearby SAP Center, hockey fans can cheer on the National Hockey League’s San Jose Sharks, and music lovers can attend concerts by national stars like Aventura and Justin Timberlake.

Flooding near Coyote and Penitencia Creeks
Flooding is possible along Coyote Creek and Penitencia Creek; the city plans to build flood walls along the creek and near the BART station to reduce risk. While Commodore is at low risk for wildfires, the Santa Cruz Mountains to the south and the Diablo Range to the east are at high risk. Though property damage from wildfires is unlikely, residents might see ash and smoke. The last major wildfire was in 2020 when almost 400,000 acres burned in the Diablo Range over 46 days.
