Palm-lined neighborhood with easy access to Silicon Valley
Flickinger appears to be a standard San Jose neighborhood with palm tree-lined streets and peek-a-boo views of the surrounding mountains, but with access to shopping centers, restaurants and highways. While it is a residential area, it remains close to the bustling heart of Silicon Valley. “San Jose speaks for itself. It’s very diverse, and it continues to grow,” says Harpinder Singh, real estate agent at 1st Choice Realty & Associates, who has lived in the city for over 25 years. “Even when people say folks are moving out, there are just as many moving in. At the end of the day, this is Silicon Valley. It continues to be the mecca of what people look for. It’s very easy for someone to come in and find a place to call home.”
Spanish-style homes and gardens in Flickinger North and South
Many homes feature decorative flower gardens and walls of hedges surrounding Spanish-style architecture. Level properties feature paved carports and two-car garages on wide suburban streets lined with Italian cypress trees. Architectural styles include Spanish Revivals, New Traditionals and stucco ranch-style homes, ranging from $1.1 to $2.2 million. The neighborhood consists of two sections, Flickinger North and Flickinger South. Houses in the $2 million range are typically in the southeast end of Flickinger South. Condos are also available, priced between $470,000 and $760,000. "The biggest convenience is the freeway being extremely close," Singh says. "Anytime you're talking about Bay Area properties, you want to get from A to B as quickly as possible. That's a big factor for folks in the Bay Area."
Flickinger may experience poor air quality issues due to vehicle emissions and the region's topography. Like much of California, the city may be prone to wildfires, as well as seismic events along the fault lines of tectonic plates. Heat waves can cause temperatures to reach nearly 110°F. Summers are typically cooler because of the coastal climate.
Vietnamese and Cajun restaurants, plus a Target and H Mart
Residents of this neighborhood can easily get to multiple shopping centers and restaurants in all directions. Claw Shack serves seafood boils, with Cajun-style crawfish and a signature sauce. The area's restaurant scene features a wide range of cuisines, including Chinese, Mexican, Taiwanese and Korean food. Numerous Vietnamese eateries are nearby, including Pho San Jose and Lee's Sandwiches. The North Park Plaza features an H Mart with a large selection of Asian grocery items. The Capitol Square Mall is a nearby shopping center with a Target. Safeway is a local grocery store, and Costco Wholesale is about a mile from residents. "Being close to Interstate 680 and Costco is a big factor," Singh says. "We have everything you can think of. Whether it's diverse types of food or entertainment, everything is within a few minutes' drive."
Playgrounds and nature trails with mountain views
Flickinger Park is a central green space with basketball courts, baseball fields and a playground. Commodore Park has a larger playground and exercise equipment. It also has access to a mile-long trail, which heads north to Penitencia Creek Park. Here, residents can explore paved trails with mountain views. The San Jose Municipal Golf Course has a driving range and an 18-hole layout, open to the public.
Berryessa and East Side schools earn A-minus ratings from Niche
The Berryessa Union and East Side Union High School Districts offer school choice through magnet programs, open enrollment and interdistrict transfers, depending on space availability. Incoming ninth graders may apply to East Side Union’s magnet program through a lottery system. Students in Berryessa Union have access to an after-school program with expanded learning opportunities. The East Side Union District includes courses in engineering design and technology. Depending on where they live, students in Flickinger may attend either Brooktree Elementary or Vinci Park Elementary. Vinci Park Elementary, Piedmont Middle and Independence High all earn A-minus grades from Niche.
Bus stops and expressways make for a convenient downtown commute
The Valley Transit Authority bus system makes stops along Flickinger Avenue and Hostetter Road, making public transit a practical option for commuters. Cyclists can easily navigate the city with bike lanes on main roads. I-680 is the neighborhood’s central expressway. Downtown San Jose is about 8 miles southwest on I-680. The nearest emergency room is the Regional Medical Center, within a 10-minute drive. The San Jose Mineta International Airport is approximately 5 miles west, with nonstop flights to major cities in the U.S. and Mexico.
