Retail options surround sunny Fruitdale, a West San Jose suburb set 5 miles from downtown. Longstanding local businesses line South Bascom Avenue in the neighborhood’s center, while the upscale Westfield Valley Fair and Santana Row shopping malls are to the northwest, with over 200 national retailers; the shops of historic downtown Campbell are 3 miles away. Interstate 280 on Fruitdale’s northern edge makes for an easy commute to the rest of Silicon Valley.

Fruitdale’s location and nearby amenities have made it a popular option for homebuyers. “Fruitdale has changed rapidly due to the tech industry,” says Julio Orozco, a Realtor with Intero Real Estate Services, Inc. who’s sold homes here since 2011. “Tech employees have been buying up many of these properties and either tearing them down and building brand new ones or expanding them.” San José City College and Santa Clara Valley Medical Center, a level one trauma center, are in Fruitdale’s north. The neighborhood also has several Christian churches, including Crossroads Bible Church and Korean United Methodist Church of Santa Clara Valley.

Midcentury modern homes with creative gardens

Lawns here are meticulously maintained, and gardens are lush with flowering plants and shrubs. “Fruitdale still has a lot of good character,” Orozco says. Colorful midcentury modern and ranch-style homes sit close together along the neighborhood’s sidewalk-lined streets. A ranch-style home with three bedrooms can start at $1.2 million, while a four-bedroom can cost $2.4 million. Prices here are up 9% from 2023, and Orozco says the market is competitive. “People can have confidence that they’ll have a return on their investment,” he says.

Low-rise condos are available in the Sierra Crest Community near state Route 17; a one-bed can start at $415,000, while a three-bed can cost $1.2 million. Quail Hollow Park, a 55-plus manufactured home community, is in the neighborhood’s south; a two-bedroom typically costs between $175,000 and $346,000.

On the VTA’s green line

Interstate 280 is on Fruitdale’s northern edge, and state Route 17 is to the west; residents living near these freeways may hear traffic during the day. The Valley Transportation Authority (VTA) light rail’s green line runs along Fruitdale’s southeastern edge, and residents can hop on at the Fruitdale and Bascom stations in the neighborhood. The VTA bus makes several stops along Fruitdale and South Bascom Avenues. With dedicated bike lanes and sidewalks, Fruitdale is bike and pedestrian friendly. Boogie in downtown Campbell

With downtown Campbell only 3 miles away, Fruitdale’s residents are close to popular annual events. Each May since 1979, the two-day Boogie Music Festival has filled downtown with local music, and each fall, Campbell Oktoberfest brings two days of German food and beer, plus costume and stein-holding contests.
