Mountain views are a defining feature of San Jose’s Montevideo. The neighborhood sits at the edge of Almaden Valley, just north of the rolling, redwood-capped Santa Cruz Range Mountains. It’s known for its neighborhood feel, highly rated schools and its proximity to plenty of parks and recreation. “It’s a great community. There are barbecues, festivals and parades on the Fourth of July. There’s a swim club and a community center — they’re a big part of that,” says Matt Tenczar of Compass Real Estate, who has worked in Almaden Valley for more than 30 years. Almaden Valley is in the southern outskirts of San Jose, where the suburbs meet the countryside. People who live there say the area couldn’t feel more different than San Jose at large. “Almaden Valley is a small town within a big city. Everybody knows everybody. Nobody who lives there is going to tell you they live in San Jose, they’re going to say they’re from Almaden Valley,” Tenczar says.

Traditional and ranch-style homes built in the 1970s

Montevideo’s suburban streets are lined with homes built around 50 years ago, including many traditional, split-level and ranch-style homes. “It’s a mix of traditional and ranch properties that were built in the 1970s. That’s pretty average for Almaden Valley,” Tenczar says. Lots sizes are typically between 7,000 and 9,000 square feet, offering plenty of room for gardening and landscaping. Some have backyard swimming pools where residents can lounge on hot summer days. Prices range from about $2 million to $2.5 million, with larger homes listing at the higher end. The neighborhood has an HOA with annual fees. It’s also very safe, earning a 1 out of 10 CAP Index Crime Score, compared to the national average of 4.

Swim clubs, community events and nearby hiking trails

Montevideo Cabana Club is the neighborhood’s swim club and community center. Neighbors gather there for summer swimming, block parties and barbecues throughout the year. It’s also the start and end point for the neighborhood’s lively Fourth of July parade. Almaden Meadows Park is also close by. Joggers and dogwalkers can be seen roaming across its 15 acres of hills and meadows, taking in the scenic views from its slopes. For hiking, mountain biking and woodsy panoramas, Almaden Quicksilver County Park is only 4 miles away. This sprawling, 4,000-acre park is on the site of a former mercury mine that was converted into a mountainous preserve in the 1970s.

Award-winning public schools close to home

Almaden Valley is well known for its highly rated public schools, and Montevideo is no exception. Students can start at the neighborhood’s Guadalupe Elementary School, which earns an A rating from Niche. Not only is the elementary school a pillar of the neighborhood, it’s also a recent winner of the prestigious California Distinguished Schools Award. The next steps are Dartmouth Middle School and Branham High School, which also get A ratings.

Wildfires can happen in the Santa Cruz Mountains

Montevideo’s proximity to the Santa Cruz Mountains means it’s at an increased risk for wildfires. Fires have occurred nearby in recent years, including a major wildfire in Big Basin Redwoods State Park that burned tens of thousands of acres and destroyed hundreds of homes. To help protect residents from fires, Santa Clara County created a Community Wildfire Protection Plan in 2016 to bolster its defenses.

The neighborhood is about 2 miles from state Route 85, a commuter corridor that connects with Silicon Valley cities like Cupertino. “Montevideo is pretty close to a few freeways, which is not the case if you go further south in the Valley,” Tenczar says. It’s about 10 miles to downtown San Jose and 30 miles to the beach town of Santa Cruz. The nearest hospital is Kaiser Permanente San Jose Medical Center, about 6 miles away.

Stock up on groceries at Almaden Plaza

Residents can pick up groceries, dine out at restaurants and go shopping at Almaden Plaza, a bustling shopping center about 3 miles from the neighborhood. It’s home to grocers and big-box stores like Whole Foods, Trader Joe’s, Costco and Walmart.
