Single-family homes dominate this fast-moving market

The neighborhood mainly has single-family homes from the late 1950s through the 1990s. Ranch-style homes share the streets with traditional and contemporary-style houses, as well as a few Spanish Revivals. Mature trees line front lawns, and big backyards offer enough space for private patios, pergolas and fruit trees. The neighborhood also has multifamily options and a few condo communities, but these don't come on the market as often. Single-family homes for sale typically range from $1.3 million to $2.4 million. Properties tend to sell quickly, spending about 19 days on the market compared to the national average of 56 days.

School options include a nearby STEAM magnet campus

Students attend schools in the Cambrian and Campbell Union High school districts. Some kids will start at Steindorf STEAM Magnet School, a highly rated kindergarten through eighth-grade school just outside the neighborhood. Local private options include Stratford School inside the community.

State Route 85 and local walkability simplify errands and commuting

Commuting is easiest by car. "The area is very centrally located," says Realtor Joel Stieber with Keller Williams Bay Area Estates. "The neighborhood is situated within the Cambrian area of San Jose, and residents are in proximity to places like Willow Glen and Los Gatos." State Route 85 runs just south of the area, while state Routes 17 and 87 are a short drive away. People use these freeways to reach Downtown San Jose and job centers throughout Silicon Valley. For local errands, the area is also quite walkable. "The sidewalks are pedestrian-friendly and curbed," Stieber says. "The city actually went in about two years ago and redid them."

People enjoy local dining and Cambrian shopping near home

Rose-Sartorette is mainly residential, but dining options are easy to find in neighboring areas. Favorites include:

  • House of Pho, a Vietnamese restaurant serving noodle soups and rice dishes
  • Goku Korean BBQ & Hot Pot, an all-you-can-eat spot for freshly grilled meat and flavorful soup
  • Bagel & Donuts Basket, a casual café for breakfast sandwiches, sweet treats or coffee to go
  • Ike's Love & Sandwiches, a popular sandwich shop known for its Dutch Crunch bread
  • Yummy Kitchen, a counter-serve restaurant offering classic Chinese-American dishes
Near the neighborhood, you can shop for everyday items and groceries at Safeway, Target, T.J. Maxx and The Home Depot. You're also a short drive from retail hubs in other parts of Cambrian. "There's an area that's being revamped right now called the Cambrian Park Plaza," Stieber says. "When it's done, it's going to be a mixed-use development that will feature retail and residential property space, as well as a senior living facility."

Butcher Park and Los Gatos Creek County Park are outdoor escapes

Butcher Park is the community's main green space. This roughly 10-acre park offers typical amenities, like a playground, picnic tables, basketball courts and a softball field. Butcher Dog Park provides a fenced area where large and small dogs can play off-leash. For a more natural outdoor experience, Los Gatos Creek County Park connects to the Los Gatos Creek Trail, a paved multiuse path stretching for miles. The park also has several ponds for fishing and another dog park.

Cambrian and Campbell host community events

Community events are usually held throughout the Cambrian district and in nearby Campbell. Popular celebrations include:

  • Viva Parks at Butcher Park, a city-run summer program with free lawn games and crafts
  • Music in the Valley Festival, a spring event in Cambrian Park with live music, food trucks and local vendors
