With modest midcentury homes on quiet streets, Ruskin offers suburban living in North San Jose’s Berryessa district. It’s a sought-after bedroom community with easy access to Silicon Valley, and it has walkability to highly rated schools and local parks. It’s about 6 miles from North San Jose’s booming tech center and 10 miles from the city’s downtown district. “A lot of people move to Berryessa for the schools. They’ve got highly rated schools and it’s a safe area, but it’s more affordable than Silicon Valley, which has some of the highest prices in the Bay Area,” says Realtor Randall Ramirez of JMG Realty, a longtime area resident. “It’s suburban. It’s a little way from the hustle and bustle of the city.”

Ruskin’s homes were largely built in the 1960s, '70s and '80s, with ranch-style homes being the most common. The streets are quiet and lined with sidewalks, manicured lawns and mature trees, making it easy to walk or bike around the neighborhood. Lot sizes are modest, and houses sit fairly close together with small yards. Prices range from approximately $1.5 million to $2.3 million, placing it slightly below the San Jose median price but well above the national median. The neighborhood gets a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.

Students in Ruskin attend highly rated public schools, beginning with Ruskin Elementary School, which earns an A-minus rating from Niche. The school is in the neighborhood, making it easily accessible by foot or bike for both children and parents. The next steps are Sierramont Middle School and Piedmont Hills High School. Both schools have A ratings. Approximately 93% of Piedmont Hills High graduates proceed to a two- or four-year college or university.

About 3 miles south, Penitencia Creek Park boasts 38 acres of greenery, complete with playgrounds, picnic areas, and trails. Santa Clara County’s sprawling mountains, meadows and nature reserves are just a few miles away for more outdoor adventures. “The East Hills have some great hiking, and depending on where you’re going, you can get there in about 5 minutes,” Ramirez says.

The nearest shopping and dining destinations are found around the intersection of Berryessa Road and Capitol Avenue, about a mile south of the neighborhood. Casual dining options include local favorites such as Lee’s Sandwiches and Jade China, as well as takeout restaurants like Round Table Pizza and Mountain Mike’s. For groceries, residents can head to Safeway or Dai-Than Supermarket, which specializes in Asian goods. Target, Trader Joe’s and Home Depot are within a 5-mile drive.

Easy access to BART, I-680 and the San Jose airport
Ruskin is just over a mile from Interstate 680, a major Bay Area commuter corridor. It’s about 3 miles to the Berryessa BART station, where passengers can catch trains from North San Jose to San Francisco and the East Bay. “It’s the southern-most BART stop, and it’ll take you all over the Bay Area,” Ramirez says. The nearest hospital is the Regional Medical Center, about 3 miles south. San Jose Mineta International Airport is about 5 miles west.
