Sierramont caters to families in a quiet part of East San Jose

Sierramont is a small, residential slice of eastern San Jose, with the downtown area just 10 miles away and outdoor destinations and rolling foothills nearby. “There are tons of parks and green spaces out in East San Jose; places like Alum Rock Park sit near the foot of the mountains and are huge spots for hiking,” says Nick Bettencourt, an experienced Silicon Valley Realtor with Compass. He also emphasizes proximity to top tech employers: “You’ve got the Zoom and Adobe offices in downtown, and then there’s campuses for companies like Cisco, Oracle and NVIDIA around North San Jose.” Sierramont’s highly rated schools are a significant draw for families; the area falls just outside San Jose’s school district and is instead zoned for Berryessa public schools, which gets a B-plus score from Niche, and the A-rated East Side Union High School District. The neighborhood has an overall CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Single-family homes priced in the $1 million range

Sierramont’s housing market is composed almost exclusively of bungalows and ranch-style homes, featuring elements of Spanish architecture, such as red tile roofs, earth-toned stucco facades and archways. Properties also tend to have small but well-landscaped front yards with garden features like shaped hedges and a variety of tree species. Attached garages and paved driveways are common, but residents can also take advantage of free street parking. Homes range from approximately $1.4 million to $1.8 million, with a median sale price of about $1.7 million. Low-traffic residential roads and sidewalk-lined streets are designed to cater to pedestrians.

A-rated schools within walking distance of residents

Sierramont is zoned for highly rated public schools under two districts: Berryessa Union School District oversees elementary and middle schools, and East Side Union High School District oversees high school. Students living in this neighborhood can attend Ruskin Elementary School, rated A-minus, for kindergarten through fifth grade. Sierramont Middle School also receives an A-minus, and Piedmont Hills High School gets an A grade. All three school campuses are within walking distance of residents. Piedmont Hills High offers a comprehensive extracurricular catalog that includes a club focused on artificial intelligence and machine learning, as well as an award-winning Key Club program.

Outdoor recreation at schools, nearby city parks and Diablo foothills

Although there are no city parks in Sierramont, neighborhood residents can easily access green spaces, playgrounds and outdoor athletic amenities at the Ruskin Elementary, Sierramont Middle and Piedmont Hills High school campuses. The 17.2-acre Cataldi Park is located within a mile of the neighborhood and features several large picnic areas, age-restricted playgrounds and facilities for sports such as basketball, sand volleyball and soccer. East of Sierramont are the Diablo Range foothills, where hiking and biking enthusiasts can find rugged trails and scenic overlooks with unobstructed views of the city. Locals can access the foothills through Alum Rock Park, located about 2.5 miles from the neighborhood.

Supermarkets and other shopping essentials within 2 miles

Sierramont is a fully residential neighborhood, with the nearest commercial amenities located at a small shopping plaza at the corner of Sierra Road and Fujiyama Lane. Dining options at the plaza include Buckhorn Tavern, Daybreak Donuts & Ice Cream and La Chingada Taqueria, a popular Mexican takeout spot with outdoor patio seating available. Next door to the plaza is a Shell gas station and convenience store. Grocery store options include Safeway and Seafood City Supermarket of Milpitas, both about 2 miles from the neighborhood. The Great Mall is a major indoor shopping center located 4 miles away, featuring dozens of national retailers, clothing outlets and food court options.

Car-dependent neighborhood with nearby transit connections

Sierramont is a primarily car-dependent community, despite its pedestrian-friendly layout with sidewalk-lined streets and bike lanes on busy bordering roads. Commercial amenities and major employers are within a short driving distance. Interstate 680 runs in a north-south direction and is the closest major thoroughfare, with an on-ramp entrance approximately 1.5 miles from the neighborhood. Also, near the interstate entrance is Hostetter Station, part of Santa Clara County’s VTA light rail. “The light rail system is always expanding in San Jose and across the county,” Bettencourt says. “This part of East San Jose also has BART (Bay Area Rapid Transit) routes that take people up to Milpitas, just north of the city. From Milpitas, people can really get anywhere in the East Bay region using public transit.” The San Jose Mineta International Airport is less than 6 miles from Sierramont, and Regional Medical Center, 4 miles away, is the closest hospital with a 24-hour emergency department.
