Housing spans older homes and new builds

You can find a mix of one- and two-story homes in Avondale. Many have pops of color, like bright doors, shutters and fresh coats of paint. The neighborhood includes a mix of 20th-century housing and new construction, often built to complement existing historic styles. “That’s an area that’s starting to see some redevelopment,” says Carol Anne Hazelman , a real estate agent with Keller Williams Coastal Realty who has over a decade of experience selling in Savannah. “It’s mostly relatively affordable infill construction.”

Minimal Traditional and ranch-style homes typically range from the mid-$100,000s to the high $300,000s, with houses needing work on the lower end and turnkey 20th-century homes or new construction at the top. Two-story homes with traditional, symmetrical architecture can range from the high $300,000s to the mid-$500,000s. Rentals are also available.

Just south of the neighborhood, shopping, dining and everyday services line East Victory Drive and nearby roads, making errands easy. The commercial area offers:

Things to do in and around Avondale

The Avondale Neighborhood Association is active, hosting meetings, events and public forums with local leaders focused on neighborhood improvement. Avondale Park is within walking distance for many residents. The small green space includes a playground, benches, a picnic pavilion and a spray pad where kids can cool off in the summer. Vertu Farm, an urban farm based in Avondale, grows organic produce. It operates a neighborhood farm stand and also sells at the Forsyth Farmers Market on Saturdays in Historic Savannah.

Thunderbolt, a quaint town between Savannah and Georgia’s barrier islands, is just east of Avondale. It offers lots of outdoor space and access to the Wilmington River for boating and fishing. To the west, in the Parkside neighborhood, Lake Mayer Community Park features tennis and basketball courts, a dog park and a skate park.

How school choice works for Savannah’s public schools

The Savannah-Chatham County Public School System serves Avondale. The district offers school choice through magnet and specialty programs, as well as open enrollment at select schools and in-district, capacity-dependent transfers. Most choice placements depend on available seats and a lottery, although some programs have eligibility criteria or require auditions.

3 miles to Historic Savannah, 15 miles to Tybee Island

Several Chatham Area Transit bus stops sit in Avondale, and major thoroughfares are close by. “It’s easy to get to where you need to go,” says Realtor Tom Oxnard
with Keller Williams Realty, who’s a longtime Savannah resident. “The marsh keeps it quiet, and with dead-end streets, there’s not a lot of through traffic like the rest of Savannah.” East Victory Drive links to Harry S. Truman Parkway about a mile from the neighborhood; the road also leads about 15 miles east to Tybee Island. Historic Savannah is about 3 miles away. Memorial Health University Medical Center is about a 3-mile drive south, and Savannah/Hilton Head International Airport is roughly 20 miles away.
