Live Oak is a quaint neighborhood in central Savannah named for the trees that drape over its streets. This small community can feel like it's in an earlier time, with 20th-century Craftsman-style bungalows on sidewalk-lined streets and local restaurants within walking distance. It’s a little removed from the more tourist-heavy parts of Savannah, but still a short walk or drive from all the city has to offer.

Smaller Craftsman-style homes built in the early 20th century

Live Oak was primarily developed in the first half of the 20th century. “They have more Craftsman-style homes built in the ’20s, ’30s and ’40s,” says Realtor and longtime Savannah resident Edward Yannett with eXp Commercial. “The lots are a little smaller, and the homes are a little smaller.” Although it’s older, Live Oak is well-maintained: yards are neat and mowed, sidewalks are tidy and homes are mostly updated. Depending on size, age and condition, Craftsman-style bungalows or other small, single-story builds can range in price from the low $100,000s to the low $400,000s. “Prices are probably a fifth of what they are in the historic district downtown, but you’re a $10 Uber ride away,” Yannett says. The neighborhood also has many rental properties.

Shopping and dining spots along Waters Avenue, with more nearby

Most of the neighborhood’s shopping and dining options are on or near Waters Avenue. Local spots include:

  • Waters Café, a great spot for a quick coffee or pastry
  • Goodfortune Market, a bagel shop
  • The Avenue Bar & Grill, a place to drop in for a slice of pizza and a drink
  • The Stacks Bookstore, an independent bookstore owned and operated by a local author
  • The Magical World of Toys, a store known for its unique selection
"Live Oak is quiet and established; it doesn't mingle residential areas with businesses," says real estate agent Carol Anne Hazelman with Keller Williams Coastal Area Partners, who has sold homes throughout the city. "It has a neighborhood feel, but it's very close to commercial hubs." Aldi and Whole Foods Market are just across East Victory Drive, on the east side of Daffin Park. Continuing east, you can reach the amenities along Skidaway Road, including national chains like Target, The Home Depot and Kroger, as well as more dining options, ranging from drive-through franchises to local sit-down restaurants.

Nearby Daffin and Forsyth parks offer space to get outside

Daffin Park is just across East Victory Drive from Live Oak. This 80-acre outdoor space features a range of recreational facilities, including playgrounds, a pool and tennis, basketball and beach volleyball courts. It gets crowded on Savannah Bananas baseball game days, as it hosts Grayson Stadium, the team’s home field. "Daffin Park is jammed with activities," Hazelman says. "They host concerts, picnics and holiday activities throughout the year." In March, the St. Patrick's Day Rugby Tournament is popular, drawing over 70 teams from the United States, Canada, England and Ireland.

Forsyth Park, Savannah’s most well-known, is about 2 miles away. It’s a gathering space for locals and tourists alike, known for its iconic Parisian-style fountain, open green space shaded by live oak trees and a popular farmers market on Saturdays.

Live Oak is zoned for the Savannah-Chatham County Public School System, which offers lottery-based choice programs for students across all grade levels. That includes charter, magnet and career and technical options.

Easy access to major roads and public transit options

“That’s a phenomenal neighborhood as far as proximity to everybody,” Yannett says. The Harry S. Truman Parkway, one of the city’s main freeways, borders the neighborhood to the east. Chatham Area Transit buses run along Waters Avenue, and, with a gridded street pattern and sidewalks, the neighborhood is walkable. The closest hospital, Memorial Health University Medical Center, is about 2 miles south, and Savannah/Hilton Head International Airport is about 20 miles away.
