West of Harry S. Truman Parkway, Sunset Park sits between midtown Savannah and the city’s outlying marshes. Though the neighborhood is unmistakably suburban, oak trees draped in Spanish moss and roadside palmettos give it a lush, almost tropical feel. Residential streets are largely separated from nearby commercial corridors, and most homes are within walking distance of a park and a high school. Plus, Savannah State University lies to the south, and Historic Savannah is a short drive away, so the city’s energy is never far.

What homes look like and cost in Sunset Park
In Sunset Park, single-family homes sit on modest lots. Most houses are ranch-style, built between the 1950s and '80s, but some newer construction is available. “New construction is mostly infill development,” says Peter Nelsen , associate broker with Seabolt Real Estate and longtime Savannah resident. “There aren’t undeveloped tracts large enough for any significant construction.”
Older properties may offer renovation potential, and depending on size, age and condition, prices can range from the low $100,000s to the high $300,000s, with new builds at the top end. Rentals are also available. “This is a neighborhood that I would show to a first-time buyer or someone who wants a small rancher outside of town,” Nelsen says. “It’s still relatively affordable, but you have the ability to build equity.”

Daily shopping, dining and errands within a short drive
Sunset Park offers easy access to Skidaway Road, which leads to major commercial areas. “Residential roads are walkable, but Skidaway Road isn’t,” Nelsen explains. “You’ll have to drive to go shopping or eat out.” Along Skidaway Road, you’ll find Dollar General and a handful of small businesses, including Carey Hilliard’s Restaurant, a popular Savannah chain known for its seafood, fried chicken and barbecue.
Continue north, and you’ll reach the commercial clusters near East Victory Drive in the Oakland Park-Northgate-Eastgate neighborhood. Here’s some of what’s in this area:

Sunset Park, which shares its name with the neighborhood, is walkable for many residents. Shaded by mature trees, this open grassy area features a paved walking loop, a basketball court, picnic areas and a playground with swings. The Fernwood/Parkwood Walking Trail, a product of the city’s Floodways to Greenways Program, is also in the neighborhood. Due to aging infrastructure and drainage issues, Savannah is flood-prone. Parts of Sunset Park are in FEMA-designated low-risk areas, and the short, paved and lighted trail uses stormwater infrastructure to help reduce flooding.
Thunderbolt lies just east and offers access to the Wilmington River for fishing, boating and other waterfront activities. It has several marinas for boat storage, as well as riverfront parks, such as W.E. Honey Park, with a small playground, picnic area and fishing pier, and Thomson Park, featuring scenic views and an outdoor pavilion. West of the neighborhood, Daffin Park spans 80 acres and offers a swimming pool, playground, public athletic facilities and Grayson Stadium, home field of the Savannah Bananas.

The Savannah-Chatham County Public School System serves Sunset Park. The district offers choice programs that let students apply to schools outside their zones. Admission is lottery-based, though some arts programs require auditions. Sol C. Johnson High School is in the neighborhood and offers an International Baccalaureate program.
Savannah State University's 200-acre Main Campus is just south of Sunset Park. Georgia's first public historically Black college and university, the university serves about 3,000 students. With a nearby salt marsh estuary, it offers a strong marine science program, along with notable business and engineering programs.
