Walkable peninsula neighborhood close to shore
Genesee, on the West Seattle Peninsula, is close to the beach, with some hilly home sites and a backdrop of Puget Sound. Residents live in walking distance to shopping, dining and entertainment options right in the neighborhood. And it's only about 6 miles to Downtown Seattle.
Wide range of home prices: $700k to $1.8 million
The neighborhood features early-1900s cottages, Craftsman bungalows and 1950s and '60s-era builds, like ranch-style homes. Fresh new builds include luxury townhouses and modern condos.
There's a wide range of prices, from $700,000 to $1.8 million, depending on the size of the home and its age and features. The most expensive examples can be 3,000 to 4,000 square feet. "Prices move quickly into the seven figures as you head north," says Marcel Kluetz, a broker with Queen Anne Real Estate. With over a decade of sales experience, Kluetz is very familiar with Seattle neighborhoods and has an impressive industry network.

California Avenue, West Seattle Farmers Market
Genesee homes are within walking distance to the West Seattle Junction, where California Avenue's long-established businesses coexist with newer, trendy shops and bars. Coffee shop Sound & Fog doubles as a laid-back beer and wine bar, and its homemade pop-tarts are a highlight. Itto's Tapas fuses and Spanish-Moroccan cuisines. Family owned Husky Deli has been making ice cream for over 90 years, offers about 50 flavors and has a seasonal window for fast service. California Avenue's shops include Easy Street Records & Cafe, the Antique Mall of West Seattle, Pegasus Book Exchange and several tattoo parlors.
On Sunday, at the heart of this busy retail stretch, West Seattle Farmers Market is the place to pick up fresh produce. "It's year-round, so people travel here in the off-season when other markets aren't open," Kluetz says. Genesee has grocery stores like Whole Foods, Safeway and Trader Joe's.
There's a lot to do in the area. Residents might frequent the Seattle Swing Dance Club, hit the lanes at West Seattle Bowl or head to nearby North Admiral to catch a film at the historic Admiral Theater.

Alki Beach, Ercolini Park, a city golf course
When the sun is out, Alki Beach's sandy shores are the place to be. A stroll along the boardwalk, rollerblading, paddleboarding and kayaking are common pastimes. It's a popular area for its waterside eateries and shops overlooking Puget Sound.
Ercolini Park has a playground for the kids and a paved path enjoyed by walkers, some of whom bring their dogs along. Maintained by the City of Seattle, West Seattle Golf Course is open to beginners and experienced golfers alike.

RapidRide buses, not far to I-5
Genesee is pedestrian-friendly, with sidewalks and an easily navigated gridded street layout. The hilliness, however, may take some getting used to. King County Metro buses run on several routes in the area, including the C Line for RapidRide. Stops include South Lake Union, Downtown Seattle and Westwood Village shopping center, which features dozens of shops and restaurants.
It's about a 6-mile trip to Downtown Seattle via the West Seattle Bridge, which first crosses Harbor Island on the way to Interstate 5. Via I-5 headed south, it's about a 14-mile drive to reach Seattle-Tacoma International Airport, Sea-Tac. Another mode of transport from the peninsula to Downtown is by water. The King County Water Taxi across Elliott Bay embarks from the West Seattle Pier, just two miles north of Genesee.
Seafair in the summer, sports and stadiums
In the summer, the area's residents flock to Seafair to watch hydroplane races and airshows featuring the Blue Angels. Many participate in the festival's half marathon or triathlon.
Seattle stadiums are a big draw for locals. Lumen Field is ready for Seattle Seahawks football, Major League Soccer's Seattle Sounders FC and National Women's Soccer League's Seattle Reign FC. Concert tours like Metallica, the Rolling Stones and Kenny Chesney bring crowds. At T-Mobile Park, fans can catch a Seattle Mariners baseball game. The site also hosts galas, conventions, graduations and various events. With a capacity of 70,000, Husky Stadium at the University of Washington is the largest in the Pacific Northwest.
