Genesee is a hip, walkable area on the West Seattle Peninsula

Genesee, on the West Seattle Peninsula, has a mix of residential streets and an eclectic commercial area. Though it's not as hilly as some parts of Seattle, there are gentle slopes and some elevated home sites with views of Puget Sound. It has a neighborly feel, is highly walkable, and parks and the beach are within a couple of miles. A main point of interest, the Alaska Junction, also known as The Junction and the West Seattle Junction, is a trendy strip for shopping, dining, transit and events. Commuting from Genesee is convenient, as Downtown Seattle is about 6 miles away. The drive — which includes a trip across the West Seattle Bridge — could take about 15 minutes, or double or triple that during rush hour.

A transit hub with Metro buses and light rail expected in the future

The Alaska Junction is also a transit hub, with bays for King County Metro buses, including the RapidRide C Line. Stops on the RapidRide include South Lake Union, downtown and Westwood Village shopping center. Commuters might take a bus a couple of miles to get on the King County Water Taxi, which crosses Elliott Bay from the Seacrest Dock. Light rail is also planned for the area, with construction of the West Seattle Link Expansion set to begin in 2027, and the Alaska Junction Station expected to open by 2032.

Everything from vintage bungalows to new luxury condos

The neighborhood has early-1900s Craftsman bungalows, midcentury ramblers, and modern 21st-century homes, condominiums and townhouses. The number of renters exceeds owner-occupants. Condos under 700 square feet are the most affordable option, starting in the high $200,000s. Single-family homes range from the low $700,000s to over $2 million, depending on square footage, age and features. Prices move quickly into the seven figures as you head north," says Marcel Kluetz, a broker with Compass. While the median sales price in Genesee is in the high $800,000s, in neighboring North Admiral, the median is more than $1 million, and prices rise even higher across the bay.

Single-family homes often have driveways and garages. Residents without a dedicated place to park might get Restricted Parking Zone (RPZ) permits, which are available from the city for $95 and are valid for two years.

Kids may attend the area's top-rated public schools

The Seattle Public Schools district serves the area and offers choice options through an application process. Kids may attend top-rated schools like Genesee Hill Elementary School, Madison Middle School and West Seattle High School. The high school, a Global Navigator School affiliated with the Council on International Educational Exchange (CIEE), is recognized for its study abroad opportunities.

Outdoor sites like Ercolini Park, Alki Beach and the golf course

A short walk from The Junction is Ercolini Park, which has a playground and a paved path enjoyed by walkers; some bring their dogs along. Other outdoor recreational sites within a couple of miles include:

  • Alki Beach: for strolls along the promenade, paddleboarding, kayaking and swimming.
  • Schmitz Preserve Park: over 50 acres and forested, with old-growth trees and walking trails.
  • The West Seattle Golf Course: a public facility, open to beginners and experienced golfers.
  • Me-Kwa Mooks Park: 20 acres with wooded trails and tidepools along Puget Sound.

You can walk to The Junction for trendy shops

Many homes are within walking distance to The Junction, also known as the Alaska Junction and the West Seattle Junction. Anna Schwartz, a Realtor with John L. Scott - West Seattle, explains: "It's one of three junctions with major cross streets: Morgan and Admiral are the others. Alaska has the largest commercial area."

The Junction's independently-owned businesses line Southwest Alaska Street and California Avenue Southwest. Long-established shops coexist with newer, trendy stores and bars. Coffee shop Sound & Fog doubles as a laid-back beer and wine bar, while Itto's Tapas fuses Spanish and Moroccan cuisines. Husky Deli has been making ice cream for over 90 years and offers about 50 flavors. People come to the neighborhood just to stop in at fan-favorite Easy Street Records & Cafe. Other businesses include the Antique Mall of West Seattle, Pegasus Book Exchange and several tattoo parlors.

The West Seattle Junction Association puts on community events

Alaska Junction is a Business Improvement Area (BIA), as designated by the city. The nonprofit West Seattle Junction Association (WSJA) administers BIA-related initiatives. Events associated with the WSJA include:

  • West Seattle Summer Fest, a large street festival, held in mid-July.
  • An outdoor summer movie series at Junction Plaza Park.
  • Harvest Festival, with trick-or-treating at shops in The Junction.
  • West Seattle Art Walk, every second Thursday of the month.
  • Hometown?Holidays, featuring a tree lighting, Santa and a pet costume contest.
The WJSA also promotes maintenance and beautification efforts such as street cleaning and landscaping.

The farmers market is year round, and the Grand Parade is in July

The Junction is also known for the West Seattle Farmers Market, which is held on Sundays. "It's year round, so people travel here in the off-season when other markets aren't open," Kluetz says. In mid-July, the West Seattle Grand Parade, part of the region's Seafair festival, travels down California Avenue.
