On the edge of the San Fernando Valley, Lake View Terrace is where the city meets the country. The neighborhood has two distinct areas — west Lakeview Terrace, where you'll find suburban streets at the foot of the mountains, and east Lake View Terrace, a sprawling, semi-rural community with equestrian roots. “It’s got a real, country feel,” says Realtor Juan Lastre of JohnHarte Real Estate. “There’s a lot of hiking, horseback riding and trails.”
The neighborhood features an abundance of midcentury ranch homes as well as several pockets of two-story homes built in the 1980s. The lots may be on the smaller side, but you’ll still have plenty of room for summer barbecues and gardening. It's not uncommon to see residents out and about, maintaining their yards or enjoying a friendly chat with passing neighbors. With well-maintained sidewalks, mature trees and safe streets, it’s got a laidback suburban aesthetic that residents love. On the eastern side of the neighborhood, you’ll find homes with accompanying barns and stables for keeping horses. It’s one of the few remaining areas of the city that’s zoned for equestrian and agricultural uses. “There are some large ranches and homes where people can board their horses,” Lastre says. Home prices in the neighborhood typically range from $500,000 to $900,000, although horse properties usually top $1 million.
Young students can attend Brainard Elementary School, located at the center of the neighborhood. It's a highly rated school that offers its students plenty of options for technology, theatre and visual arts courses. Upperclassmen attend nearby Charles Maclay Middle School and Verdugo Hills Senior High School, which holds an “A-” rating from Niche, an online school review site. Established in 1937, the school is notable for being a shooting location for dozens of Hollywood films, television shows and commercials, including 80s classics like Heathers and Christine.
Nature lovers will find much to love about Lake View Terrace — it borders the Hansen Dam Recreation Area, a sprawling greenspace and nature preserve that also features an aquatic center, skate park and athletic fields. It’s a popular destination for biking, hiking and horseback riding at Hansen Dam Horse Park, a 40-acre equestrian facility with a riding school. On the opposite side of the neighborhood, you’ll find a gateway to the Angeles National Forest, an iconic national park that encompasses the San Gabriel and Sierra Pelona mountains. Whether you’re looking for a strenuous trek in the hills or nature walk through the forest, this is where you'll find it. Make sure you check out The Los Angeles Discovery Cube, a children’s science museum in Lake View with hands-on activities and learning exhibits for kids.
For dining close to home, residents can head over to the Ranch Side Café, a wild west-themed restaurant where you can order everything from all-day breakfast to Ethiopian chicken stew. For everything else, grocers and big box stores like Target, Costco, Vallarta Supermarkets, Walmart and Home Depot are just a few miles away. And with the Foothill Freeway so close to home, you'll have a convenient commute to downtown Los Angeles. In the end, Lake View Terrace strikes an elegant balance, offering residents a semi-rural respite within reach of the big city.
