Located on the far west side of Simi Valley, Wood Ranch is a development of upscale homes under construction since the mid-1980s. The largest planned residential area in the valley, there are custom homes in gated and nongated communities in this high-end development. "The Wood Ranch lifestyle is notably laid-back and relatively quiet,” says Realtor Michael Rice, who has over two decades of experience. “From a convenience standpoint, there is a shopping center built at the edge of the community.” There is also proximity to shopping and dining centers in nearby areas. “The day-to-day is spent in the Simi Valley — it checks all the boxes,” Rice says. “However, for a nice night out for dinner and a movie, you can always cross over towards Westlake Village or Thousand Oaks.”

Steady construction of gated and nongated communities since the mid-1980s
“Wood Ranch is made up of over a dozen different neighborhoods, and you’ve got everything from custom-built homes to townhouses and condos, though it’s going to be mostly single-family,” says Keller Williams Realtor Allan Mann, who was born and raised in the Simi Valley and still lives there today. “There are gated and nongated communities and senior apartments for rent — it’s a real mix.” Home construction in the community began in the 1980s and has continued since. The newer floor plans offer an open concept with high ceilings and natural light. Lot size varies, with some reaching more than a half-acre. Many homes boast expansive lawns, pools and mountain views. The architectural landscape is diverse, with grand Tuscan, Spanish and Mediterranean-inspired estates with decorative flourishes like terra-cotta roof tiles and arched windows and doors. Single-family homes in Wood Ranch range from around $1 million to over $5 million. Condos and townhouses are priced between $600,000 and $800,000.

There is a waiting list of Wood Ranch Elementary
Simi Valley Unified is a top-tier public school district graded A-minus by Niche. “The big thing about this neighborhood is Wood Ranch Elementary. It’s one of the top-rated schools in the Simi Valley, and you have a ton of parental involvement, which shows in test scores,” Mann says of the school graded A-minus by Niche. “With school choice, Wood Ranch Elementary is continually over enrolled. There’s a waiting list if you want to go here, but residents in the neighborhood get priority.” Sinaloa Middle School is graded B-plus, and Royal High School is graded A-minus. RHS is known for their marching band and hosting the Royal Classic, a marching band competition that celebrated its 40th year in October 2024.

Hiking Mount McCoy and fishing at Rancho Madera Park
Wood Ranch is rich in green space and natural beauty. “You have a diverse hiking system through this whole area, as well as parks, all funded by the development of Wood Ranch,” Mann says. The community’s primary green space is Rancho Madera Community Park. The amenity-rich park has two playground areas, sports facilities and lush walking trails that wind through the grounds. Visitors can enjoy a meal at the picnic pavilions or an afternoon of quiet fishing at the lake. The park hosts Snowfest, an annual event in November that includes sledding, snow lots, kid's attractions and a vendor expo. Hikers have views of Bard Lake as it shimmers in the sun along the trail that circles the reservoir. Atop Mount McCoy is a stark white cross, one of Simi Valley’s most well-known historical landmarks. Erected by Spanish priests in the early 19th century, the cross once directed travelers. The trail is considered friendly for beginners, and there are unobstructed panoramic views of the surrounding mountain ranges.

Ronald Reagan Library highlights local attractions
Wood Ranch offers many nearby activities and cultural attractions, including one of 15 presidential libraries in the United States. History buffs can delve into the legacy of President Ronald Reagan, where exhibits showcase his life and career. "A lot of people associated with the library want to live close, so this is a great place," Mann says. “Wood Ranch Golf Club is a privately run golf course, which is great for golfers, but they also have a popular social membership, so you don’t have to be a golfer to enjoy the amenities,” Mann says. Simi Valley Town Center is only 5 miles away and is a great place to tour an art gallery, grab a bite to eat or catch a film at Studio Movie Grill, a movie theater restaurant with meal and cocktail service delivered to guest seats.

Come out for the Sunday brunch buffet at Viva La Pasta
Wood Ranch is primarily residential, but some service-based businesses are at Wood Ranch Shopping Center, including a Starbucks. Viva La Pasta is a Italian restaurant known for its broad menu and a Sunday brunch buffet. Big-box shopping giants like Costco, Target and Home Depot are a few miles up Madera Road. There is more shopping and dining at nearby Simi Valley Town Center. There is an Albertsons for stocking up on groceries.

The 101 is about 5 miles south and the drive to LA can take two hours
Wood Ranch lacks direct highway access — U.S. Route 101 is about 6 miles south via state Route 23. Residential streets are quiet, and many wind to dead ends, so there is no through traffic. For commuters, Thousand Oaks is about 8 miles south, and Los Angeles is 45 miles southeast of the neighborhood. “You can get to LA in under an hour during certain parts of the day, but it’s going to be closer to two hours when traffic is heavy,” Mann says. A car is a necessity here because there are no public transportation options. The closest major airport is Hollywood Burbank, about 30 miles east via state Route 118, also known as the Ronald Reagan Freeway. The nearest medical facility is City of Hope Simi Valley, a small hospital on the neighborhood’s northern border.
Fire risk is high but crime is low in Wood Ranch
Due to its location in the hills of the Simi Valley, Wood Ranch is at a major fire risk. Brush fires are fairly common in the Simi Valley — almost 100 acres burned around the neighborhood during fires in 2016 and 2018. Fire insurance is becoming a bigger financial burden for homebuyers in California as insurance giants exit the state’s market. The good news for residents is that Ventura County Fire Station 44 is located within the neighborhood, which is good for response times.
Fire risk in Wood Ranch is high, but crime is low. The neighborhood’s CAP Index crime score is a 2 out of 10, compared to 4 nationally.
