Growing East Side connects with the new Veterans Parkway

East Side, several miles from Downtown Sioux Falls , has seen residential and commercial growth in recent years. The new Veterans Parkway has already influenced development on this side of the city. "It starts at I-90 and runs down. It's like a loop that will connect as they build the pieces. We'll see a lot of growth in the next few years because of the parkway connecting different areas of Sioux Falls ," says David Shelton, managing broker at Century 21 Advantage Realtor. The parkway is expected to be complete in 2027.

Ranch-style, contemporary and twin homes available in East Side

Homes built between the 1950s and the '80s include ranch-style and split-foyer homes. Prices for 20th-century homes typically range from about $190,000 to $370,000. Later additions include contemporaries and twin homes, which are akin to duplexes, though the sides are usually sold separately. The Twins on Foss, a 2020s subdivision, is connected to the Shelton development team in partnership with Century 21 Advantage. Many of the newest homes are east of Sycamore Avenue or concentrated south of East 26th Street. The price range for 21st-century homes is roughly $290,000 to $800,000.
Rental options include the Carlton at Dawley, a newer apartment development in Dawley Farms Village, which is a mixed-use community and commercial center off Veterans Parkway and state Route 42.

A mixed-use development with stores, a community center and events

Dawley Farm Village, originally farmland belonging to the Dawley Family, has been developing for over a decade, as anchor stores and specialty shops continued to move in. "It gives our east side of Sioux Falls a town center that's unique," Shelton says. Now, with the adjacent parkway, it's even more of a hub. Big-box stores like Walmart and Target, restaurants and a Cinemark movie theater add variety. Shelton recommends Active Generations, which is a community center tailored to seniors, though he says it also attracts members of other age groups. "It's central and it's a super cool facility." It has everything from a full kitchen with meal service, to a state-of-the-art fitness center, pickleball courts, adult day services and interest-based clubs and activities.
In October, Dawley Farm Village holds Harvest on Highline, an autumn-themed family festival with activities and business specials. Dawley Dog Day in August promotes pet-friendly retailers and restaurants.

More shopping and dining along SR-42 and off Sycamore Avenue

State Route 42 is a commercial corridor extending west from Dawley Farm Village toward Interstate 229. Places to eat include Tomacelli's Pizza & Pasta, Giliberto's Mexican Taco Shop and Jacky's Restaurant, which specializes in Guatemalan cuisine. More stores and restaurants are around the intersection of East 26th Street and Sycamore Avenue. Grocery stores in East Side include an Aldi, El Mexicano 7, India Bazaar and two Hy-Vee stores.

Sioux Falls School District schools are zoned to East Side

The Sioux Falls School District serves East Side. Among the zoned schools are Rosa Parks Elementary School, Cleveland Elementary School and Ben Reifel Middle School, each with a B-minus grade from Niche. Washington High School receives an A-minus and offers a speech and debate team and clubs in categories like archery, bowling and Esports. Transfers to magnet schools or other districts are limited and may be decided by lottery.

Parks, indoor recreation sites, a nearby golf course and an arboretum

East Side's recreational sites include Frank Olson Park, which has 31 acres, with softball fields, tennis courts, a playground, a seasonal outdoor pool and an ice-skating rink in the winter. Toward the west, a series of parks hug the shores of the Big Sioux River. One of these, Cherry Rock Park, has a playground, volleyball courts, ball fields, and access to fishing areas and trails. Eastway Bowl and kids' gym, We Rock the Spectrum, are among the indoor recreation spots on this side of town.
Several miles farther east is the Willow Run Golf Course, which has reservable tee times. Nearby, the Mary Jo Wegner Arboretum and East Sioux Falls Historic Site offers gardens, history-themed programming and a cross-country skiing trail

Walkable and bikeable streets, plus bus and highway access

Sidewalks link much of East Side, including some thoroughfares, making it walkable and bikeable. The interior streets are largely residential and don't follow a consistent layout: some areas are in a grid pattern; others have curved streets and cul-de-sacs. Sioux Area Metro (SAM) buses stop along main roads like East 26th Street and Sycamore Avenue. Interstate 229 meets Interstate 90 about 7 miles to the north.
