Meadow View Addition is an unincorporated area on the outskirts of Sioux Falls, characterized by its rural setting, surrounded by farmland, yet predominantly composed of subdivisions. It's only 8 to 10 miles from Downtown Sioux Falls, making for an easy drive to employment centers and cultural attractions. Many of the city's top employers are located in and around downtown Sioux Falls, including hospitals and clinics through Sanford Health and Avera Health. The strength of the local schools
Students in this area attend either the Sioux Falls School District or the Brandon Valley School District, depending on their residence. Both are solid options, but the Brandon Valley School District is often the top choice among parents. "With it being ranked by the state as the number one district, it's very much a driver [for homebuyers]," Bertrand says. The district has a 95% graduation rate and a total of seven highly rated schools, four of which are elementary schools.
Franklin Food Market is one of the closest grocery stores.
Amenities or attractions make Meadow View Addition appealing
While you're not in the middle of the action, within a short drive, you have your pick. "The city park is a little bit quieter but very family-friendly. There is a small ballfield there. It's easy to access all the shopping because once you jump on [the highway] you can go anywhere pretty quickly," Bertrand says. "Shopping would be the Empire Mall in Sioux Falls. For dining, you're less than 3 miles from two really good restaurants in Renner, the Safari Bar and Grill and Monarch Steak House & Lounge."
People can also head downtown for its mix of independent retailers, cultural attractions and nightlife scene. "The city itself has done a lot of work on revitalizing the downtown area. In January, we have the burger battle, where 50 restaurants compete. And there are parades for most holidays – St. Patrick's Day, Christmas and Fourth of July," Bertrand says.

Granite Valley Park, featuring a playground, a ballfield and a basketball court.
Northern Links Golf Course, offering a public 9-hole experience, and Mapleton Golf Club, providing a newer membership-based 18-hole option.
Sioux Valley Cycle Club, hosting off-road riding and racing and holding 30 competitive events each year.
The commute to Downtown Sioux Falls
Cliff Avenue is the main route into the city, a 15- to 20-minute drive. David Shelton, the managing broker of Century 21 Advantage, with 30 years of experience in the business, says rush hour traffic isn't really an issue. "It's a whole five minutes [extra]. You have to wait for a signal. That is it. It's so silly and wonderful." As far as major highways go, commuters have easy access to South Dakota Highway 115 and Interstate 90.
