We have a lot of inbound migration.” Average home values in Sioux Falls have risen dramatically over the past four years, by $100,000 between 2020 and 2024. Meadow View Addition, however, has mostly dodged this inflation, seeing only a $30,000 increase in that same period. People opt to live here for the community's calmer lifestyle, preferring a slower pace to the bustle of growing urban areas. Brandon Valley School District and Sioux Falls School District
Students here attend school districts based on their place of residence. Those living east of Cliff Avenue attend the Brandon Valley School District, while those living west of Cliff Avenue attend the Sioux Falls School District. The Brandon Valley School District is the top-rated district in Sioux Falls, according to Niche. Here students start at Brandon Elementary before continuing on to Brandon Valley Intermediate and Brandon Valley Middle School. All three schools have an A grade. From there, it's off to A-minus-rated Brandon Valley High School, or BVHS. On state and national tests, BVHS consistently ranks as a top-performing Class AA high school in South Dakota. Students in the Sioux Falls District start out at B-minus-rated Renberg Elementary before continuing on to C-plus-rated Whittier Middle and then graduating from the A-minus-rated Washington High School--which Niche also ranks as the eighth-best public high school in South Dakota. Whittier Middle School recently chose a construction site for its new campus, which should be completed by 2030. Until then, students will continue to attend classes on the school’s current campus, according to the district’s operational services director, Jeff Kreiter.

Getting to downtown Sioux Falls
Meadow View Addition is less than 6 miles north of downtown Sioux Falls, and Cliff Avenue gets residents there in less than 15 minutes. Many of the city's top employers are located in and around downtown Sioux Falls, like Sanford Health, Avera Health and Smithfield Foods. There are no bus stops in the neighborhood – the closest is on the corner of Cliff and 60th Street, a mile south of Meadow View Addition. Residents rely on cars to get groceries and other essentials. The closest hospital, Avera McKennan Hospital & University Health Center is 6 miles away, and the Sioux Falls Regional Airport is 3 miles away.

Food access and grocery shopping
According to the U.S. Department of Agriculture’s Food Access Research Atlas, Meadow View Addition is a low food-access area, meaning most residents are more than 1 urban mile from the nearest supermarket. The closest grocery store is the Franklin Food Market, a family owned shop 4 miles south of the neighborhood. An ALDI is nearly 5 miles west. A mile farther south, convenience stores along 60th Street have snacks and prepackaged meals. This street is also home to a variety of fast-food restaurants, such as McDonald’s, Subway and Arby's. Those struggling with food insecurity can also head downtown to the Salvation Army of Sioux Falls to pick up groceries from its food pantry on weekdays. The organization also offers free dinners on Saturdays and Sundays, along with a community breakfast every Sunday morning. In addition, adults over age 60 can sign up for monthly food boxes for pickup or delivery as needed.

Granite Valley Park and seasonal events
Meadow View Addition’s closest green space is Granite Valley Park, a city park with a playground, basketball court and covered picnic area. The Sioux Falls Parks and Recreation department hosts events at the park throughout the summer, including a Park & Play story time for children ages 2 through 9. Since 1944, the department has also hosted a Supervised Playground Program, where children ages 7 through 12 can be dropped off for supervised play at public parks on summer weekday afternoons. Children under 7 are also welcome to join, but they must be accompanied by someone 16 or older. At the end of July, the Sioux Falls’s fire department, police and libraries collaborate on a Hydrant Party at the park, during which kids can enjoy water sprays, music and games.
Northern Links Golf Course and local night life
A mile north of the neighborhood, the public, 9-hole Northern Links Golf Course also has a clubhouse and sponsors several leagues throughout the year. In the men’s league, two-man teams compete across 17 weeks beginning in May. Nightlife options near Meadow View Addition include Jokerz 8 Casino and the Red Eye Bar & Casino. Events at the Red Eye Bar include live music and trivia nights, but some customers stop by just for a round of pool, a slice of pizza or a pint.
