Sioux Falls is increasingly appealing to multimillion-dollar buyers, and Northeast Sioux Falls is expanding the market for them. Tear down and rebuild projects are common, but so is the development of land. "It’s open, it's fresh, it's new. It's on the east side of town going toward Brandon, so the setting is a little bit more rural,” says David Shelton, the managing broker of Century 21 Advantage, who's been in the industry since 1989. He adds that the lots here tend to be at least a quarter of an acre or more, with some surrounded by farmland. “People are gravitating to get a bit of a country feeling but live in executive homes and family neighborhoods. There is such variety no one is left out.” While the Northeast Sioux Falls is growing in luxury options, the price range is vast, maintaining options for first-time buyers.

Shelton says Uncle Ed's Specialty Meats is a beloved local spot, calling it a throwback to an old-school butcher market. "They have extraordinary meat offerings and some cooked meals for people with busy lifestyles who need to pop in, pick something up and rock and roll.” He says another spot people rave about is Murph's Burgers & Fries and a popular destination for shoppers is Dawley Farm Village, which has a variety of national retailers, including Target and Ulta.

He notes that a lot of the communities that are being built here have their own local parks. “And then as far as city parks go, Harmodon Park and ballfields is popular. It's quite a complex," he says. Great Bear Ski Valley features 14 downhill ski trails and a tubing park during the winter. During the warm months, The Big Sioux State Recreation Area is a go-to for its campgrounds and a canoe launch on the Big Sioux River.

Shelton says getting around is a breeze. “You would access downtown via 6th street, the middle of Sioux Falls via 26th street, and south Sioux Falls from Veterans Highway.” He notes that while public transit is an option through Sioux Area Metro, most prefer to drive, adding that traffic is relatively light here. Downtown is around 6 miles away.
