Northwest Sioux Falls expands with new homes and amenities

Northwest Sioux Falls is a large region of the city, spanning north past Interstate 90 and south to 41st Street. “It’s up and coming,” says Realtor Melanie Schreiber with Amy Stockberger Real Estate, who has sold in the city for over five years. “There are newer developments going up, so it’s not as established yet, and it has a new high school, which is really popular.” This location has become increasingly desirable for new construction due to its proximity to shopping and dining, as well as its access to recreation along the Big Sioux River and other parks on this side of town.

Suburban streets with ranch-style homes and well-kept lawns

The neighborhood’s architecture ranges from mid-century ranch-style houses and Capes to contemporary ranch styles with extra gables and vinyl siding. Properties from the 20th century tend to sell for between $150,000 and $500,000, although manufactured homes may start at a lower price, and larger lots can surpass $700,000. Houses constructed in the last couple of decades start just below $300,000 and reach $850,000 to $1 million. The residential streets have a uniform, gridded layout, with homes typically equally spaced out. Sidewalks are often freshly paved, and roads are wide enough for pedestrians and children to play.

Multiple Sioux Falls schools serve the neighborhood

Children in Northwest Sioux Falls may attend various schools, depending on their home address. The Sioux Falls School District also provides school choice through magnet programs, open enrollment and transfers from outside the district. Many students start at Renberg Elementary, which earns a B-minus rating from Niche, and George McGovern Middle gets a C-plus. Jefferson High School opened in 2021 and has not yet received a rating from Niche. “Having a brand-new high school has given an outlet for people in that area with kids, so they don’t have to drive as far,” Schreiber says. “I have talked to quite a few people who have gone there, and they really enjoy the education and staff.” For higher education, the University of South Dakota – Sioux Falls is in the northern part of the neighborhood and offers over 30 programs for associate, bachelor’s and advanced degrees.

Activities on water, land and ice

The northwestern part of the city has plenty of outdoor spaces. Family Park has fishing docks, a paddleboat launch on a small pond and an off-leash area for dogs. Multiple parks are situated along Skunk Creek, which flows into the Big Sioux River for additional water recreation opportunities. Dunham Park provides access to the Sioux Falls Bike Trail and baseball and softball diamonds. Memorial Park, adjacent to Memorial Middle School, has soccer fields, a community garden and an outdoor ice rink in the winter. The Elmwood Golf Course’s 27 holes are open to the public, while The Country Club of Sioux Falls and Minnehaha Country Club offer private courses. The Great Plains Zoo is also in the area, featuring animals from all seven continents.

Stores and restaurants a quick drive away

Numerous shopping centers are north of 41st Street, off Interstate 29. The plazas have restaurants and big-box stores, such as Walmart, Hy-Vee and Menards. South of 41st Street, The Empire Mall offers dozens of major retailers. Residents can choose from a variety of restaurants throughout the area, as well. “There’s fast food, some little pop-in bars, and the Dairy Queen is always booked,” Schreiber says. “People will also go downtown to eat, no matter what side of town they live in.” Morrie’s Steakhouse is a popular spot on this side of town, and those venturing downtown often visit Minervas, a Sioux Falls classic since 1977.

Navigating the city and health care nearby

Interstates 29 and 90 cut through the area, providing easy access to the rest of the city. Interstate 29B leads downtown, 6 to 10 miles away from most homes. Sioux Area Metro buses stop on busy roads throughout the neighborhood, and the Sioux Falls Regional Airport is just outside the northern part of town. For health care, residents west of Minnesota Avenue often go to Sanford USD Medical Center and Hospital.
