Why families are drawn here

Folks tend to live here for a long time. “I know a lot of people where their parents still live there, and I graduated 23 years ago,” says Realtor John Anderson, the co-owner of Keller Williams Realty Great Plains. He went to school near Oak View and has over a decade of experience in the industry. Anderson adds that accessible home prices and proximity to the interstate are other big draws. So are the roomy lots. "The houses I sold there were to families with small kids and to older parents with kids who'd moved out who wanted more open space," says Realtor Zach Walters with Vylla Home, who's been in real estate since 2020.

The median lot size here is nearly a quarter acre and Walters describes the neighborhood's atmosphere as having a calm, secluded feeling. "It's kind of a tucked away neighborhood in a unique pocket – unless you're looking for it, you wouldn't find it.”

Housing options in Oak View

The median build year in Oak View is 1988, and the neighborhood is still growing. Most of the homes here are single family style, but there are some twin homes. "The houses are all fairly large and well-constructed," Walter says. "It doesn't feel like a [typical] subdivision. Each home has its own character." You’ll notice a lot of ranch-style properties and new traditional designs; some modern and contemporary styles are mixed in, thanks to newer builds from the 2020s. Prices range from the mid-$200,000s up to the high $300,000s, and once in a while you'll see homes go for anywhere between the low $400,000s and the low $500,000s.

Educational opportunities

Students attend schools within the Sioux Falls District, including the top-rated Washington High School. The neighborhood's Kenny Anderson Community Center is a Sioux Falls School District Community Learning Center, providing after-school and summer enrichment programs that allow kids to explore interests like sports, dance and STEM. For higher education, they may progress to University of South Dakota. The school is home to Sanford University of South Dakota Medical Center, which offers extensive training for those seeking a career in healthcare.

How convenient Oakview is to the downtown area

Sixth street passes through Oak View and leads to Downtown Sioux Falls; roughly a 3-mile drive that takes less than 10 minutes from the heart of the neighborhood.

Other ways to get around:

  • Ride your bike: Depending on where you're starting from, it could take less than 20 minutes to bike downtown.
  • Grab the bus: There are bus stops in the neighborhood, including 3rd and 6th Street.
Once downtown, you can shop, dine and check out the cultural attractions, including Broadway shows and science exhibits at the Washington Pavillion.

Parks and recreation nearby

The neighborhood has three parks. Oak View Park is a quiet spot with open fields and native plants. It’s right by the Oak View Branch library, making it easy to pop over to rent a book if you want to spend the day relaxing on a blanket reading. The library is also a focal point for the community, hosting programming for all ages, including anime watch parties for teens and story times for kids. Kenny Anderson Park is a hub for sports, with soccer fields and league softball diamonds that see plenty of action. Linwood Park has a similar vibe, offering athletic facilities like a basketball court and an open-play ball field, plus a playground. Just outside Oak View, you’ll find Leaders Park, with a community garden and single-track bike trail. Popular riverside parks in the downtown area, like Falls Park — which puts on free summertime concerts at its amphitheater — are a short drive away.

Other amenities available locally

Though downtown is within easy reach, most locals head to 10th Street, located on the edge of Oak View for odds and ends and to grab a bite. There, you’ll find a Hy-Vee for groceries and some shops, like The Flower Mill — a local florist — and Runnings, which sells everything from hardware to livestock feed. For food, you've got fast-food spots like KFC and local favorites, such as Cappuccino Cabin and Jacky's Restaurant, which combines flavors from Mexican and Guatemalan cuisines, and Tokyo Sushi & Hibachi.
