Life in Pepper Ridge

Pepper Ridge is a suburban, mostly residential community where it’s easy to connect with other families and the rest of Sioux Falls. Harvey Dunn Elementary and Morningside Park are both key features of the neighborhood, just a stroll from home. Locals enjoy easy access to the interstate, and it’s a short drive from the neighborhood to cultural and commercial areas like Dawley Farm Village and Downtown Sioux Falls.

Houses built from the 1970s to today

The neighborhood features traditional homes with roomy yards and shady, tree-lined sidewalks — perfect for evening strolls or chatting with neighbors outside. "You're going to primarily see ranch, split foyer and multi-level, almost 100% single family homes here," says Joy Kortan, a licensed Realtor since 2012 who works with Hegg Realtors, Inc. "On the north half of the neighborhood, you're going to have a lot of homes built in the early 1980s and into the early 1990s. On the southern half, pretty much everything was built in the later '90s to the early 2000s."

Home values, market trends and property taxes

Property prices range from the mid-$200,000s to the high-$400,000s. The median sale price is around $340,000, which is less than Old Orchard; a community just next door, where the figure is roughly $395,000.

Some market trends to consider, according to Kortan:

  • People live here long-term, so there aren't many homes for sale.
  • Days on market are longer than in the early 2000s.
  • Bidding wars are uncommon, but a well-priced home will likely get multiple offers.
  • Properties maintain their value thanks to large lots and proximity to the elementary school.
She adds that property taxes are comparable to broader Sioux Falls. "Sometimes our state property tax may seem high coming in from out of state, but keep in mind there is no state income tax. But this neighborhood is very much in line with the rest of the city."

Who is typically drawn here

Kortan says Pepper Ridge suits all kinds of people: first-time and step-up buyers, as well as those looking to downsize. Families naturally appreciate the elementary school and the park, and people who are downsizing value being near healthcare facilities, according to her. Sanford Health runs a clinic roughly half a mile away from the core of Pepper Ridge. Avera McKennan Hospital & University Health Center is about 3 miles away. Sanford University of South Dakota Medical Center and Hospital is within 5 miles.

School quality in Pepper Ridge

Local schools are through the Sioux Falls School District, which is highly rated. The neighborhood school, Harvey Dunn Elementary, is known for the ways it gives back to the community. "They do a lot of things to get kids involved in some of the activities outside of school hours, but bring people together," Kortan says. The parent-teacher association organizes these events, which include regular pizza picnics and Walk to School Days.

Recreation in the neighborhood and nearby

Morningside Park surrounds the elementary school; people picnic here, kick the soccer ball around and play ball. In the summer, kids love the free Hydrant Party, where they run through sprinklers and play games. Another feature of Pepper Ridge is that it’s easy to hop on the Sioux Falls Recreation Trail from here. The trail loops around the city and connects to parks along the Big Sioux River. Laurel Oak and Harmodon Park are also popular spots within a few miles of the community. "During the summer months, the Laurel Oak pool and the Harmodon ball fields get busy – there are so many tournaments and games," says former state representative, Tyler Tordsen.

Nearby shopping and dining spots that draw locals in

Popular restaurants and commercial areas are within 5 miles or less. "Personally, what I've always liked is Dawley Farm Village, which is a big retail corridor with Target, Starbucks, a movie theater, lots of restaurants and businesses," Tordsen says. He raves about his favorite local restaurants: "I tell people I live dangerously right in between The Barrel House and The Attic," he says, describing two bars and grills with cult followings. He also mentions Botski's, a bar specializing in breakfast food tucked in a strip mall on Sycamore. Fareway Meat and Grocery and Hy-Vee are popular for groceries.

Downtown Sioux Falls is also a short drive away for more options, including the Steel District, known for its upscale dining and boutiques. Downtown is Sioux Falls' cultural heart; while you're there, be sure to catch a Broadway show or tour the science and art exhibits at the Washington Pavilion.

Commute times from Pepper Ridge

East 26th Street borders the neighborhood and crosses Interstate 229, over a mile away. "If you're commuting downtown or to the central part of town, you're likely within about 10 to 15 minutes of any of those areas [driving]. Slightly more during the popular times of the day: 7:30 a.m. and 5 p.m."
