Southeast Sioux Falls is where families want to be

Southeast of Interstate 229 is where Sioux Falls families move to be away from the busy city and live in a more suburban area with access to retail amenities. “This part of Sioux Falls – southeast Sioux Falls – is just packed full of families,” says Representative Tyler Tordsen, an area resident representing District 14 in the South Dakota House of Representatives. “There’s a lot of great schools, parks and pools – a lot of really strong neighborhoods. There are lots of kids of all ages outside playing, driveway hangouts with neighbors, dogs and pets and beautiful parks.” The Pepper Ridge neighborhood is anchored by Harvey Dunn Elementary, where residents get to know their neighbors when they send their kids to school there, and its adjacent Morningside Park, a weekend hangout for parents, kids and pets alike.

Houses built from the 1970s to today

Development in Pepper Ridge began in the 1970s and continues today, but “homes were built between 1980 and 2012 for the most part in that area,” according to local Realtor Craig Pederson. Because of this, ranch-style and new traditional homes are the most common, and family-friendly features like large yards and two-car garages are standard. Exterior colors vary, but facades are typically vinyl or brick, and many homes have shaded front porches so residents can sit outside and say hi to their passing neighbors. “The prices are probably a minimum of $275,000 to $500,000 or $600,000, depending on what side of the road you’re on,” Pederson says. “South of 33rd, prices go up a little bit.” He notes that the neighborhood has a mix of starter homes, fixer-uppers and new constructions, and the area is still growing. “Just like all of Sioux Falls, the area has a lot of new construction. There are new homes being built and new businesses being put up. We have a lot of people moving into Sioux Falls.”

Neighborhood parks unite the community

“Families use Morningside Park all the time,” Pederson says of the neighborhood’s central green space. Parents hang out here after work while their kids have soccer practice, and on weekends, they gather for softball games and picnics. “During the summer months, the Laurel Oak pool and the Harmodon ball fields get busy – there are so many tournaments and games,” Tordsen says. “It’s busy from sunup to sundown, and even after sundown – they turn on the lights, and you hear them keep playing.” Pepper Ridge is roughly equidistant from these parks, with Laurel Oak a mile and a half southwest and Harmodon Park 2 miles southeast.

Havey Dunn Elementary and other area schools

Students in Pepper Ridge attend Harvey Dunn Elementary School, which has a B-plus on Niche, followed by Ben Reifel Middle School, which has not been rated. They continue to Washington High School, which has an A-minus and ranks as the eighth-best public high school in South Dakota on Niche. Washington High students can supplement their core classes with career and trade training courses at the Sioux Falls School District’s Career and Technical Education Academy.

Ten minutes from downtown

Pepper Ridge is 3.5 miles from downtown Sioux Falls. It takes 10 minutes to drive there, 20 minutes to bike along the Sioux Falls Bike Trail or 30 minutes to take the bus. The nearest hospital, Avera McKennan, is 2.5 miles away, and the Sioux Falls Regional Airport is 6 miles away. Though many residents can walk to Harvey Dunn Elementary and Morningside Park, this is a car-dependent neighborhood, meaning cars are necessary to complete most errands.

Community events at Morningside Park and Harvey Dunn Elementary

Morningside Park and Morningside Community Center, located with Harvey Dunn Elementary School, are the main gathering places for this family-oriented community. Busy parents can sign their kids up for after-school programs at Morningside Community Center, where they discover new interests and form lifelong friendships. Harvey Dunn families attend events put on by the school’s PTA, like its annual Food Truck Fest by the playground each May, where students take turns dropping their favorite teachers in the dunk tank. Morningside Park hosts events throughout the year, like a Dash for Donuts on Father’s Day, where families run a lap around the park, completing challenges at each corner and eating donuts at the finish line. In July, Sioux Falls Parks and Recreation collaborates with various city departments, including the Sioux Falls Fire Rescue and Sioux Falls Police, to host a summer splash day at Morningside Park called the Hydrant Party, where kids run through sprinklers and families compete in outdoor games.

Shopping at Dawley Farm Village and dining locally

Tordsen describes southeast Sioux Falls as a retail oasis where getting errands done is easier than in any other part of the city. “Personally, what I’ve always liked is Dawley Farm Village, which is a big retail corridor with Target, Starbucks, a movie theater, lots of restaurants and businesses – all the kind of stuff that doesn’t have the touristy or out-of-state traffic that the western side of the city has,” Tordsen says. “We’re a little bit tucked away, with a really neat feel that checks all the boxes for us.” He raves about his favorite local restaurants: “I tell people I live dangerously right in between The Barrel House and The Attic,” he says, describing two bars and grills with cult followings from locals. He also mentions Botski’s, a bar specializing in breakfast food tucked away in a strip mall on Sycamore – “If you didn’t know it was there, you’d miss it.” Pederson echoes Tordsen’s recommendations of The Barrel House and The Attic and notes that most area residents get their groceries from Fareway or Hy-Vee.
