Large, wooded lots in a top-rated school district
On the far eastern edge of Sioux Falls's city limits, the community of Pine Lakes Addition differs from its neighbors in both average lot size and scenery. The neighborhoods' homes which date back to the 1970s and '80s sit on half-acre lots shaded by mature pine trees. "South Dakota can be very flat, but this area has some rolling hills," says State Representative David Kull. "It's a beautiful neighborhood." A resident since 2021, Realtor Julie Bruflat says that the biggest adjustment to moving to Pine Lakes Addition was getting used to living further out from the city. "There's a mix of different styles of homes, and they're so well-built," she says. "Our view, off our back deck, is beautiful because it's on the east side, so we can see all the pines going towards Brandon." Pine Lakes Addition also attracts buyers because of their zip code zoning them to the Brandon Valley School District, the top-rated district in Sioux Falls according to educational review site, Niche.

Architecturally diverse homes on half-acre lots
"Pine Lakes Addition was built from the mid-'70s to the mid-'80s, and homes are in the $400,000 to $700,000 range," Hahn says. Sioux Falls buyers are primarily attracted by the ample space the community provides, versus what's offered in the city. The neighborhood is architecturally diverse, and the homes share a cabin-like, woodsy aesthetic. Ranch-style and split-level homes are common here, and some incorporate elements of midcentury modernism, like wood paneling and floor-to-ceiling windows. Others are inspired by the Tudor movement and don steeply pitched roofs, exposed timber accents and ivy plantings that crawl up exterior walls. The neighborhood is primarily comprised of single-family homes, aside from a concentration of Twin-style homes on North Pine Lake. "We live in a twin home, and I never wanted to live in one, but these have larger lots with bigger backyards than your typical twin home," Bruflat says. "That was a huge draw for me. That I wasn't sitting next to my neighbor's patio with just the separation of a little plastic fence. Everyone has the same faux wrought iron fence, so we can see through all the way down. It makes it open and more spacious looking." Bruflat goes on to explain that she lives in a newer part of the neighborhood with younger trees. "It would be nice to have more established trees, but there are negatives that come with that, like trimming and tree service. If you live in the center of town and have electrical wires hanging, that's not a super positive thing. I don't see any negatives being where we are. As far as water, cable, stuff like that, we're pretty high elevation compared to the rest of the city."

Sioux Falls's top-ranked Brandon Valley School District
Students in Pine Lakes Addition attend schools in the Brandon Valley School District, which receives an A rating and ranks as the top school district in the Sioux Falls area according to Niche. Kids can begin their education at the A-rated Fred Assam Elementary School, which is considered the fourth-best public elementary school in South Dakota by Niche and earned the title of an exemplary high-performing National Blue Ribbon School in 2023. From there, youth continue onto A-rated Brandon Valley Intermediate School for fifth and sixth grades, before attending the A-rated Brandon Valley Middle School for seventh and eighth. Niche ranks Brandon Valley Middle as the second-best public middle school in the state. Teens then can attend Brandon Valley High School (BVHS) which scores an A-minus and ranks as the second-best public high school in South Dakota on Niche. Approximately 75% of Brandon Valley graduates attend some form of higher education, and 4% enter the military. The high school's staff has an average of over 16 years of teaching experience, and over half hold master's degrees. State and national test results consistently show that BVHS ranks as a top-performing Class AA high school in South Dakota.

A car-dependent neighborhood 6 miles from downtown
Pine Lakes Addition is an entirely car-dependent neighborhood. Though many live close enough to walk to this neighborhood's manmade lake, the streets here do not have sidewalks, so walkers should be aware of oncoming traffic. Pine Lakes Addition is 6 miles or a 15-minute drive from downtown Sioux Falls. "Downtown is pretty easy to get to," Bruflat says. "You just have to learn different ways of getting around – the little shortcuts. If you're moving here from the city, you have to get used to leaving a little earlier and get used to the traffic." There are no bus stops in or around Pine Lakes Addition and the closest hospital, Avera McKennan, is 6 miles or a 15-minute drive away. The Sioux Falls Regional Airport is 8 miles or a 20-minute drive away.

Residents here are about 3 miles or a 7-minute drive from Dawley Farm Village, a massive retail complex anchored by stores like Walmart, Target and Kohl's.
