A 6-mile drive outside of downtown on Buffalo's northeastern side is the neighborhood of Kenfield. Offering good highway access and sitting in proximity to the neighboring Erie County Medical Center, Kenfield serves as a practical option for those looking to live close to the city. "For the past couple of years, Kenfield has gone through a revitalization because of the ECMC Health Campus, and that really drove a lot of jobs," says local Real Estate Broker Kenneth Smith of Buffalo First Realty Group, who lives in Buffalo and has over a decade of real estate experience.

Kenfield's narrow, gridded streets primarily feature older American Foursquares and bungalow-style homes constructed in the early 20th century, though apartments and townhouses are also common. Smaller dwellings containing 1,000 square feet often price between $75,000 and $150,000 while larger homes with several bedrooms typically top out around $200,000. Homes in Kenfield usually spend three to four weeks on the market before being sold. "Years ago, before the medical campus was there, homes would be worth anywhere between $20,000 and $60,000. People were going there, acquiring properties, flipping and holding, and when the market was phenomenal, there were people purchasing homes just under $200,000," Smith says. "Historically, that side of Buffalo has not gone through that."
