Offering good highway access and sitting in proximity to the neighboring Erie County Medical Center, Kenfield serves as a practical option for those looking to live close to the city. "For the past couple of years, Kenfield has gone through a revitalization because of the ECMC Health Campus, and that really drove a lot of jobs," says local Real Estate Broker Kenneth Smith of Buffalo First Realty Group, who lives in Buffalo and has over a decade of real estate experience.

American Foursquares and bungalows line the narrow streets

Kenfield's narrow, gridded streets primarily feature older American Foursquares and bungalow-style homes constructed in the early 20th century, though apartments and townhouses are also common. Smaller dwellings containing 1,000 square feet often price between $75,000 and $150,000 while larger homes with several bedrooms typically top out around $200,000. Homes in Kenfield usually spend three to four weeks on the market before being sold. "Years ago, before the medical campus was there, homes would be worth anywhere between $20,000 and $60,000. People were going there, acquiring properties, flipping and holding, and when the market was phenomenal, there were people purchasing homes just under $200,000," Smith says. "Historically, that side of Buffalo has not gone through that."

Roosevelt Playground is a hot spot for kids to gather after school. The community park contains sports fields and a walking path popular among neighborhood runners. Kenfield is walkable, though residents would be better off getting around by car. Locals have excellent access to the Kensington Expressway, which serves as the neighborhood's northern border. The Niagara Frontier Transportation Authority bus also comes in handy with several stops included along Bailey Avenue.
