An outskirt town turned suburb
Motorists on West 9 Mile Road might quickly cruise by Balboa/South Indian Trail on their way to Spokane, but it’s more than just a pass-through neighborhood. “We’re seeing a transitionary period right now,” says Christopher Savage, the former Community Assembly Representative for Balboa/South Indian Trail. “There used to be more older residents, but it’s becoming more suburban as newer families of 3 or 4 are starting to move in.” This family-friendly development can be seen through the area’s well-rated public schools and convenient access to a few small parks. And with downtown Spokane just a 6-mile drive away, there are outdoor adventures and dining options for every palate. “We’re the kind of people that wave when we go by. It’s a welcoming place to live,” Savage adds.

Raised ranch homes and modern tri-levels
Cedar and pine trees line the roads and residential subdivisions, where homes include a variety of ranch-style, Split levels, tri-levels and townhomes. Many properties have backyards spacious enough for outdoor pools or patio lounge areas. Ranch and raised ranch homes might adorn stone accents or colorful facades in earth-toned hues and more contemporary builds might feature recent and modern renovations. B-graded Spokane public schools
Students can start their public education with a 12-1 student-teacher ratio at Balboa Elementary School, which receives a B Niche grade. Salk Middle School, which receives a B-minus, offers a wide range of activities, including an impressive music program with band, orchestra, choir and guitar classes. Students can finish strong at Shadle Park High School, which Niche grades a B and ranks among the best high schools for athletes in Washington. Trail walks at Wyakin and Riverside
Some of the community's best green spaces are located within the neighborhood, such as the 27-acre Wyakin Park. “It’s more of a rugged park with trails and scenic overlooks off the beaten path,” Savage says. “People also go to the playgrounds and fields that are connected to Balboa Elementary and Salk Middle.” Residents can easily access the 40-mile wooded and paved Centennial Trail that follows the Spokane River via the Wilbur Trailhead entrance just west of West 9 Mile Road. Also nearby is the Dwight Merkel Sports Complex, offering outdoor athletic fields and courts, and areas including the Carson Park playground and splash pad and Joe Albi Skatepark. “A lot of people walk their dogs or ride their bikes through the trails at Riverside State Park,” Savage adds.

Cruising on 9 Mile Road and Spokane Transit
West 9 Mile Road, also referred to as Washington State Route 291, Indian Trail Road and West Francis Avenue are the main thoroughfares around Balboa/South Indian Trail. “These roads are right next to residential areas, which can be dangerous. We’re working on making them safer.” Savage says. According to the CAP Index, Balboa/South Indian Trail receives a crime score of 3 out of 10, below the national average. For those without a vehicle, there are several Spokane Transit bus stops around the neighborhood. And Mann-Grandstaff VA Medical Center is on the south side of town.

Local eats at Five Mile Plaza
Residents can stock their fridges at the local Yoke's Fresh Market and catch a Seahawks game at Pint House Burgers and Brews, a local sports tavern with portable speakers at each table and live music. “A bit further down on West Francis is the Five Mile Plaza, which has QQ Sushi, and a German restaurant called Das Stein House,” says Savage. Also in the plaza in Rosauer’s grocery store. For more entertainment and dining options, Downtown Spokane is just a 15-minute drive south.

Neighborhood cleanups and Spokane markets
The local council coordinates a neighborhood cleanup once or twice every year, during which residents can bring their trash and debris to the dump site free of charge. “We also offer a service that comes right to the house for pick up,” Savage says. While there are no farmers markets in Balboa/South Indian Trail, the Emerson-Garfield Farmers Market is in Spokane. “That’s where I go,” Savage says. “It starts in May. The farmers come from more rural areas to sell their fresh produce. It’s really popular.”
Balboa sits about twenty minutes from downtown Spokane.
