Semi-rural neighborhood in southwest Spokane

Thorpe Westwood is a semi-rural southwest Spokane neighborhood that’s known for its modern housing developments, horse ranches and prairies. Thorpe Westwood’s development has been significantly influenced by Spokane’s growth patterns, which have seen the city expanding westward. This expansion has brought with it a thoughtful integration of residential development with green spaces, aiming to maintain a balance between growth and environmental preservation.

This neighborhood offers a cohesive community experience, blending residential tranquility with access to outdoor recreation and convenient transportation options, making it an appealing location for a wide range of Spokanites. "The area has easy access to Downtown Spokane and offers larger homes that are still attractively priced," says Realtor Haydn Halsted with Halsted Hometeam.

Rural and suburban housing options

The neighborhood offers residents plenty of room to spread out amid the wide-open fields and evergreen forests. There are horse ranches and cattle farms alongside residential developments. The more residential northeast corner of the neighborhood features a mix of cozy midcentury cottages and more spacious new traditional builds. Situated on a bluff, many homes in this area, particularly those along Grandview Avenue, feature views of Downtown Spokane and the surrounding city. The rest of Thorpe Westwood is made up of a mix of farmland, farmhouses, and newer homes, most of which range from large to expansive. Properties in the central and southern part of the neighborhood often come with more than a little acreage attached. Older homes on the north side of the neighborhood can sell for $200,000 to $400,000; however, these homes are outnumbered by more spacious modern builds, which typically list for $400,000 to $700,000. The number of acres attached to a home can have almost as much of an impact on the price as the size of the home.

While the community is primarily residential, it’s just a short drive from the various hubs of dining, retail and entertainment outside the city. Downtown Spokane is only seven miles away via Interstate 90, while the less crowded shopping centers of Airway Heights are just 5 miles away via U.S. Route 2. Easy Access to Spokane International Airport

Transportation in Thorpe Westwood is facilitated by its excellent access to major roads and highways, including Interstate 90 and Route 2, which run along the north side of the neighborhood. While there are a few bus routes that pass along the edges of the neighborhood, many homes are 2 miles or more from the nearest bus stop, and nearly all residents rely on cars to get around. The neighborhood is just across the interstate from Spokane International Airport, which offers direct flights to over 30 destinations in North America. Airplane noise can occasionally be heard in the neighborhood, but the orientation of runways at the airport means few planes pass directly over the neighborhood.
