A neighborhood rooted in Route 66
Westside Springfield embraces its past as a former corridor of Route 66. Though other highways have taken its place, the community keeps the spirit of the historic route alive with the Route 66 Car Museum and the annual Birthplace of Route 66 Festival. Homebuyers tend to be drawn to Westside’s smaller, affordable houses and larger lot sizes compared to other parts of the city. “What’s unique about this area is there are tiny houses with yards that are more than half an acre,” Says Candace Fruge, a Realtor with Exp Realty, who has been selling homes in Springfield since 2017. “There are lots of old-growth trees, and my clients love that they have room to garden.” That natural beauty is felt along the Jordan Creek Greenway, which the city is working to eventually go under the Kansas Expressway to downtown. “The east side of the neighborhood is still kind of considered downtown,” says Fruge. “The only real reason there’s a split there is because of the Kansas Expressway, so the trail extension is going to be really nice for people to walk over to downtown without having to cross the busy highway.”
A Route 66 landmark cafe and barbecue restaurants
What was once Route 66 is now College Street, where houses and local businesses, including many auto shops, are merged together. It’s also home to the quaint College Street Café. The Route 66 landmark, known for its traditional diner food, is located right next to the Route 66 Car Museum and has been serving the community since the 1950s. College Avenue leads to Chestnut Expressway on the north side of the neighborhood, where there are several fast-food restaurants and two popular barbecue spots. People can choose between Bubba’s BBQ and The Phoenix Diner, both famous for their burnt ends. Bubba’s and the fast food restaurants are located at the intersection of Chestnut Expressway and West By-Pass. Along West By-Pass are some big box retailers like Walmart, Price Cutter and Goodwill.
Celebrating Route 66 with classic cars
Springfield is known as the birthplace of Route 66, and its legacy stays alive at the Route 66 Car Museum on College Street, originally part of the iconic route. The museum features showrooms of classic cars dating as far back as 1907. Every summer, the city celebrates the Birthplace of Route 66 Festival, a three-day event that draws in people from all over the country. “It’s really wild. You feel like you’re back in time,” says Fruge. “They line miles of classic cars and motorcycles from here to downtown.” On top of a massive car show and parade, the highly anticipated event is full of live music.
Smaller homes with bigger yards
Westside’s long grid-pattern streets are mostly lined with ranch-style houses and bungalows built in the mid-1900s. These homes typically offer around 600 to 1,200 square feet of living space with one to three bedrooms, selling for around $100,000 to $200,000. The small floorplans are compensated with spacious yards that can range anywhere from 0.25 to 0.75 acres. Those looking for a little taste of history can find a few Craftsman-style homes from the late 1800s for $150,000 to $250,000. Between 2000 and 2024, developers have come in to build some modern, three-bedroom ranch-style homes around the neighborhood. They all come with attached garages and have sold for $150,000 to $220,000. Westside also has several homes in need of restoration, which tend to be bought by investors for around $20,000 to $75,000.
Free college tuition for tutors at Central High
Students are served by the Springfield Public School District, which gets a B grade from Niche. They attend classes close to home at Westport K-8 School, located in the neighborhood. The combined elementary and middle school receives a C grade. Students go on to Central High, which gets an A-minus grade and is ranked the best public high school in Springfield. The high school offers the International Baccalaureate Diploma Programme, along with Missouri’s A+ Scholarship Program, where qualified high schoolers can earn free college tuition by tutoring younger students.
Two community parks
Westport Park, located right next to Westport K-8 School, offers outdoor fun for the community with pickleball and basketball courts, a pool with a diving board, water slide and rock wall and two playgrounds. One is called Hailey’s Playground, which honors the life of 4th grader Hailey Owens. Residents on the neighborhood’s east end are closer to Zagonyi Park, where tennis courts and picnic shelters are set up on the site of a Civil War battle known as Zagonyi’s Charge, a day that is memorialized with a stone monument.
Multiple streets lead to neighboring downtown
U.S. Route 160, aka West By-Pass, runs north and south through Springfield and surrounding Greene County, as does Kansas Route 13, aka Kansas Expressway. There are several roads that can be taken downtown, including College Street and the Chestnut Expressway, both of which are lined with bus stops serviced by City Utilities Transit.
