Manufactured homes on the Willamette River
While Glenwood's median home price of $275,000 is lower than Eugene's $475,000 and Springfield's $430,000, its central location keeps it close to both downtowns. Mobile home communities are found throughout the neighborhood, some open to residents of all ages, and others for those 55 and over. The manufactured homes in these communities typically sit close together along sidewalk-less streets, with side yards large enough for a one-car driveway or manicured lawn; some even have views of the Willamette River. Most were built between the 1950s and the ‘90s, and they typically have layouts between 600 and 1,400 square feet. Prices usually vary by size and range from $30,000 to $130,000, plus monthly land leasing fees of $400 to $600 that can also include water and sewer service. Minimal traditional single-family homes and manufactured homes on their own land are also available, often set beside the neighborhood’s industrial businesses; these rarely come on the market, but typically cost between $200,000 and $300,000.

Bus stops and bike paths on Franklin Boulevard
Interstate 5 borders the neighborhood to the west and south. Franklin Boulevard leads about a mile east to Springfield and roughly 3 miles west to downtown Eugene. The Lane Transit District bus makes several stops along Franklin, and bike paths are found along Franklin and South A Street. Sidewalks can be found on main roads, but not on residential streets. McKenzie-Willamette Medical Center is 2 miles east, and Eugene Airport is a 15-mile trip.International Baccalaureate at Eugene International High School
Local kids can start school at Camas Ridge Community School and then attend Roosevelt Middle; both earn an A-minus from Niche. At the A-rated South Eugene High, students can dual-enroll in Eugene International High School (IHS), located on the same campus, where they take part in a four-year International Baccalaureate program that focuses on international studies. Students in the program take humanities courses through IHS and other courses like math through Eugene High.

Riverfront views and entertainment at Roaring Rapids Pizza Company
Most of Glenwood's businesses are industrial employers and building supply stores. The few local eateries include the Roaring Rapids Pizza Company, with a large patio, live music and a mini-golf park, and the Snack Shack, which serves burgers and barbecue sandwiches. More dining and shopping options are just over the Willamette River in Springfield, and 3 miles west in Eugene. Nearby grocery stores include Grocery Outlet, Safeway and Oregon’s Market of Choice.

River access at the Whilamut Natural Area
The neighborhood's 3-acre James Park offers green space and a baseball diamond. About 2 miles west, the 80-acre Hendricks Park is known for its rhododendron garden and hiking trails that wind past centuries-old Douglas fir trees and wildflower fields. Just north across the Willamette River, boat launches and walking trails are found in the 230-acre Whilamut Natural Area, while just east across the river, the 14-acre Island Park has a popular playground.

Concerts in the Park at Island Park
Since Glenwood's set between Eugene and Springfield, residents can take advantage of events in both cities. At the University of Oregon in Eugene, sports fans can watch a Ducks basketball game at Matthew Knight Arena. In Springfield, the Concerts in the Park series draws music lovers to Island Park for weekly concerts in July and August.Flood risk along the Willamette River
Residents along the riverfront are in a Special Flood Hazard Area, FEMA’s highest designation for flooding risk, and must obtain special permits for building projects. Most other homes have a moderate risk of flooding, but there is no recent history of flooding in the area. The Lane County Waste Management Glenwood Transfer Station, a garbage and recycling collection center, is in the west, away from most of the neighborhood’s homes. “It doesn’t smell,” Leach says. “I’m sure it’s loud next to it, but most people don’t live near there.” Locals can drop off their waste here, and the county then transfers it to the Short Mountain Landfill, located about 6 miles south.
