Springwater offers quiet living centered around the outdoors
Located 45 miles south of Rochester , Springwater unfolds across the farmland and forests of southern Livingston County. “One of the first things I’d say about this town is that it’s peaceful,” says Deborah Fits, owner of The Kit Inn, who has called the area home for over 35 years. “I would follow that up by saying wildlife is abundant.” Foxes and deer often appear in backyards, and outdoor recreation like the state's famous Finger Lakes are close by. "We are a friendly community here, and we wave to everyone that drives by," Fits says.
Lakes, trails and more offer year-round outdoor activities
Much of the area’s recreation centers around the outdoors. Hemlock and Canadice Lakes sit directly north, making for short trips to spend time on the water. Kayaking is very popular there, and boats are restricted to low horsepower,” Fits says. Both lakes also have public launches. Harriet Hollister Spencer State Recreation Site offers further natural immersion with mountain biking and hiking trails that provide views of nearby Honeoye Lake. A popular winter destination, these transform into snowmobile and cross-country routes following heavy snowfall. Springwater Park has a playground, baseball diamond and open space for pick-up games.
Rual roads connect homes ranging from cabins to large-acre estates
Springwater’s oldest homes sit close together along streets near the heart of town. They feature early 20th-century construction dates and range from American Foursquares to National Folk Styles. Though the median lot size is just under an acre, properties in the area's outer portions can span more than 50 acres. Rural roads, some of which are dirt or gravel, stitch these rural parts of the community together. Here, Ranch, cabin and New Traditional style homes built through the remainder of the 20th and into the 21st century sit within small clearings of evergreen and maple forests, adding a sense of privacy. "It's very quiet," Fits says. "We see eagles and great blue herons, and deer, foxes and raccoons are regular visitors. Homes typically sell between $150,000 and $400,000. Homes in need of repair start around $35,000, and larger houses on more acreage can sell up to $850,000. Springwater’s CAP Index Crime Score is 1 out of 10, well below the national average of 4.
Residents run most of their errands in Geneseo
Primarily residential, Springwater is relatively absent from commercial developments. South End Diner is one of a few restaurants in the community, and is a local favorite for homestyle breakfast. “There is a Dollar General in town for last-minute items, but other than that, you’re heading to Geneseo to shop. The neighboring town is situated 18 miles northwest and has several grocers, including Aldi and Wegmans, and a Walmart Supercenter. Eastview Mall in Victor, 33 miles northeast, offers a more robust retail selection with over 100 stores.
Wayland Cohocton High School offers career and technical education
Wayland-Cohocton Central School District serves the community and receives a B rating from Niche. Students begin their education at Wayland Elementary School, which earns a B-minus. Wayland Cohocton Middle School also has a B-minus, and Wayland Cohocton High School scores a B-plus. High school students can enroll career and technical education courses, which range from Cosmetology to Criminal Justice and Culinary Arts.
State Route 15 supports travel across the region
State Route 15 is the area’s main thoroughfare, connecting residents to surrounding cities. Dansville is an 11-mile trip southwest and is home to Noyes Memorial Hospital. The nearest commercial flights take off from Frederick Douglass Greater Rochester International Airport, some 43 miles north.
