A few miles outside Yuba City, the neighborhood of Sutter allows residents to be close to the city but still enjoy a rural feel. “It feels like it’s out in the country,” says Judy Smith, a Coldwell Banker Associated Brokers Realtor. “It’s surrounded by farmland. There are a lot of orchards, which makes it a beautiful area.” There's more room to breathe in Sutter, and the area's schools are well loved by residents, making it an attractive option for people with children.

Some older homes and newer options

Sutter is an older community of neatly planned blocks reminiscent of postwar city planning. Many midcentury tract houses still stand, selling from just under $300,000 to $500,000. “They’re still building homes, but they’re going fast,” says Janice O’Brien, a Realtor with Re/Max Gold who has previously sold in the area. “People are interested in moving from Marysville, or they want a bigger house than they can find in Yuba City. People want a country feel but to be closer to the city.” These newer Modern Traditional homes sell from $600,000 to over $1 million. In addition to the more rural living, buyers are attracted to the low environmental risk the area presents. “There is very low fire risk, so that’s really attractive to people,” says Smith.

Community supports local schools

The local schools are a big draw for families. Kids begin school at Brittan Elementary School, extending from kindergarten through the eighth grade. The school earns a C-plus from Niche. O’Brien and Smith both say the high school is widely considered an asset to the community. “The high school students always win a lot of scholarships. It sets them up with good opportunities,” says O’Brien. Sutter Union High School, graded B-plus, offers students extracurriculars like a live broadcasting team and educational opportunities such as Building Industry Technology Academy, where students can get vocational training in construction.

Sutter pool is a sought-out amenity

Sutter Park is home to one of the community’s favorite features. “Sutter Youth Organization is a nonprofit launched by a local, so it’s a benefit to the community without burdening the taxpayers,” says Smith. “It has a very fine youth organization with a pool and a clubhouse. It’s really a hub for the youth of Sutter. That is a real asset to the community.” The Sutter Youth Organization aims to provide a space for minors and families to swim recreationally as well as learn how to swim. The pool is popular among local young people and residents of all ages. In addition to the pool, Sutter Park is home to game courts.

Local restaurants and small businesses

Although Yuba City is accessible, the community has its own restaurants and shops, so locals don’t always have to go far to shop and eat. Taco Time is a long-standing establishment serving Mexican favorites. As the name implies, locals enjoy getting pizzas from Sutter Cut Pizza and other classics like hamburgers and sandwiches. Residents head into Yuba City for major shopping trips, but the local South Butte Market and Meats offers essentials and a butcher’s counter.

Driving in Sutton

Most residents own a car, as Sutter is not a walkable community, and there is no public transportation within the neighborhood. Yuba City shuttles do stop in Sutter and circulate throughout Yuba and Sutter counties, but these are limited service. State Route 20 runs along the southern edge of Sutter. The roadway offers residents a streamlined path to Yuba City, less than 10 miles east.
