Spanish Revival architecture and a diligent HOA
Roripaugh Hills has just under 450 homes, most built between 1988 and 1995. "It's somewhat of an older community, but it's pretty typical for when most of these planned communities were built out," says Susannah Levicki, a Realtor with Capitis Real Estate who specializes in Riverside County and has lived in Temecula for several years. "There's a lot of pride in the upkeep," she says. "The streets are always clean, and they make sure all the amenities are maintained." Roripaugh Hills' HOA fees are around $100 a month. Homes here are heavily influenced by Spanish Revival architecture, with red-tiled roofs and stucco exteriors. Prices are typically between $600,000 and $700,000.

When it comes to shopping, whether it's just an errand run or a weekend out browsing, Roripaugh Hills has one of the most convenient locations in Temecula. "It's directly by our biggest mall, the Promenade, and that whole area has literally everything you could ask for," Kong says. "Your big retailers, grocery stores, everything. And if you drive maybe five or 10 minutes in the other direction, you're right by all the wineries." Old Town Temecula, the city's pride for local flavor, is just a few miles away. The neighborhood's western edge is bordered by state Route 79, also known as Winchester Road; there are bus stops available along Winchester Road for public transport needs.
