Hillside views near picturesque hiking areas 5 miles from downtown Ventura

Mediterranean architecture and luxury homes line the winding, quiet streets of Poinsettia in the foothills of the Topatopa Mountain range. Around 5 miles east of downtown Ventura, the neighborhood offers both ocean and mountain views and miles of hiking trails within a short drive. The community is also just minutes away from the surfable waves of Ventura Beach and Pacific Ocean sunsets. The neighborhood has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.

Mediterranean architecture in the foothills

South of Foothill Road, ranch-style homes, bungalows, and split-levels sit close together on small properties. Heading north up the hillside leads to more expansive lots and luxury builds with panoramic views and in-ground pools. With an average home value of $1.3 million, houses in Poinsettia tend to have higher price tags than the Ventura County average. North of Foothill Road, it’s rare to see a home listed for less than $1 million, with prices ranging from $950,000 to $3.2 million, with houses on larger, hillside lots with in-ground pools making up the market's high end. Houses south of Foothill with around 1,500 square feet or less can go for $650,000 to $1 million.

Harmon Canyon hiking

Residents of Poinsettia are a short drive from both mountainous trails and Pacific Ocean beaches. “One of the best things about the foothills communities is the proximity to nature and recreation,” says Laurie Rutledge, a local Realtor with Coldwell Banker who has been working in the area for decades. “The Harmon Canyon Preserve is maintained by the Ventura Land Trust. It’s a popular hiking area with beautiful views.” The 2,100-acre preserve has around 12 miles of mountain biking and hiking trails, with views of the picturesque mountains and Pierpont Bay. A short drive west, Arroyo Verde Park has scenic hiking trails, picnic tables, green open space and a playground.

“The Ventura Community Park and Aquatic Center is a great community resource,” Rutledge says. “It’s a competition park with a host of athletic fields, and it hosts youth soccer and baseball leagues. Ventura’s parks department runs a lot of its classes from the community park, too.” Along with its athletic facilities, the 95-acre park has two pools and around a mile of paved walking paths. Additionally, it hosts swim classes, exercise classes, adult athletic leagues and Red Cross lifeguard courses. Ventura Beach is about 5 miles from Poinsettia, where locals and visitors can be found swimming, sunbathing and surfing.

Eateries at Victoria Plaza

The Victoria Plaza shopping center, at the corner of Telegraph Road and Victoria Avenue, has a selection of local and chain eateries and shops. The Little Lion serves brunch fare in a light and casual environment, with dishes like sweet potato pancakes and salmon eggs benedict. Chili Basil is a popular spot offering authentic Thai cuisine, from curry to noodles. For groceries, shoppers can swing by Vons or Smart and Final. Downtown Ventura is around 5 miles away and has dozens of locally owned shops and restaurants. “It can get a little touristy in the summer months,” says Rutledge. “But it’s great to have nearby. You can choose between the quieter shopping centers in the suburbs or heading downtown.”

Earning dual credit at Ventura College

Poinsettia Elementary School sits at the corner of Victoria Avenue and Foothill Road and earns an A-minus overall grade. Cabrillo Middle School receives a B-plus and has a wide range of elective offerings, from digital media production to string orchestra. The A-minus-rated Ventura High School has nine career education pathways for students to choose from, including patient care, environmental resources and residential and commercial construction. High schoolers can apply to take concurrent enrollment courses at Ventura College over the summer to earn both high school and college credits.

Travel through Ventura with Golden Coast Transit

The Santa Paula Freeway is the quickest route to downtown and also leads around 11 miles north to Santa Paula. The Ventura County Medical Center is around 4 miles west on Hillmont Avenue. There are also numerous bus stops along Telegraph Road operated by Golden Coast Transit. For long distance travel, the Santa Barbara Airport is about 45 miles away.
