Outlying neighborhood of Ventura with plenty of community amenities

Situated about 10 miles east of Ventura is the West Saticoy neighborhood, which has a long history of agricultural production due to its location along the fertile Santa Clara River bank. But as the city of Ventura has grown, what was once an unincorporated farming community in the 19th century has since been annexed and is today an outlying neighborhood of Ventura. Today, West Saticoy is home to a diverse population of residents who enjoy the plentiful amenities and convenient highway access that the area offers them. The neighborhood is 7 miles from Community Memorial Hospital and 10 miles from San Benaventura State Beach to the west, and 65 miles from Los Angeles to the east. “It’s a great community all-around,” says Realtor Sean O’Toole, who has represented sales in the area for 18 years. “It offers great amenities, great neighbors and a great location.”

Farmhouse-style homes and condominiums

The median price of real estate in West Saticoy is $810,000, and buyers should be prepared to pay an average of $499 per square foot. A one-bedroom/two-bathroom condominium can sell for around $420,000, and a two-bedroom/two-bathroom manufactured home can sell for $525,000, while a three-bedroom/three-bathroom townhouse sells for just over $590,000. For traditional single-family homes, a three-bedroom/two-bathroom ranch-style starts at $605,000, and prices can go up to $1.6 million for a four-bedroom/four-bathroom farmhouse-style home. “One thing about this neighborhood is that it’s a place where people know their neighbors,” says O’Toole. “It’s a tight-knit community, and part of that is because people buy homes here as a primary residence instead of as a short-term rental investment.”

Classic American and Mexican cuisine with shopping at Ventura Gateway

For groceries, neighborhood residents typically make the 5-mile trip west on Telephone Road to Ralph’s on South Victoria Avenue. Home necessities and other shopping can be found at Walmart, approximately 5 miles away on South Victoria Avenue. More intense retail therapy can be found a little further west on Telephone Road at Ventura Gateway, where shoppers can visit Kohl’s, Five Below, Barnes & Noble and other retailers. And when dining out is on the agenda, Two Trees Restaurant and Taps on the western edge of West Saticoy is a neighborhood standby for breakfast, lunch and dinner. Diners can feast on traditional American and Mexican favorites, with a menu that features everything from fish & chips and enchiladas to chile verde and cheeseburgers.

Outdoor parks with mountain views

With several parks in the neighborhood, residents of West Saticoy have a choice of where to go when they want some outdoor recreation. Northbank Linear Park is located on the neighborhood’s southern edge near the Santa Clara River, and features a path that caters to walkers or joggers, with distant views of the Santa Monica Mountains to the east. The park also affords visitors access to a playground and a small gazebo. And at Juanamaria Park in the neighborhood’s northwestern quadrant, it’s not uncommon to see area kids playing soccer on the large field or using the playground equipment while parents keep an eye on them from a nearby picnic table. Visitors to Juanamaria Park will also find a basketball court and two pickleball courts on the eastern end of the park. Golfers can tee-off at the Saticoy Regional Golf Course, a 9-hole public course located off Telephone Road on the eastern edge of the neighborhood. Swimmers of all ages enjoy the offerings at the Ventura Aquatics Center, with two pools, water slides and a water playground. And it’s just 10 miles west on Highway 126 to Ventura Beach, where the welcoming waters of the Pacific Ocean await.

West Saticoy is districted to the Ventura Unified School District, which earns an overall grade of A-minus from Niche. Students in West Saticoy can attend Citrus Glen Elementary, Balboa Middle and Ventura High School. Both Citrus Glen and Balboa earn a B rating from Niche, and Ventura High School earns an A-minus. In addition to a rigorous academic program, students at Ventura High School have the opportunity to play any of over 20 varsity-level sports. Alternatively, parents can avail themselves of multiple private schools in the area, including The Thacher School, rated as the best private school in Ventura County by Niche, which gives the school an A-plus rating.
