Walkable grocery stores and restaurants in Thille
The neighborhood of Thille puts residents between downtown Ventura, downtown Oxnard and the beach, which is about 5 miles—or a 10-minute drive—away. Daily conveniences, including grocery stores and local eateries, are even closer. The neighborhood is embraced by two of the area’s major freeways, making destinations like Santa Paula, Santa Barbara, Ojai and Los Angeles easily accessible. “It’s centrally located. You’re across the street from shopping, and you also have WinCo and Von. You have it all within walking distance,” says Jerry Villa, a leasing professional at the Colony Parc apartment complex. “On the weekends, I spoil myself and I get Urbane Café,” which is about a half mile from the complex.
Condos, manufactured homes and contemporary Craftsman houses
A wide variety of housing options are concentrated in Thille, from manufactured homes to million-dollar builds. Contemporary Craftsman homes and Spanish Colonial Revivals with red tile roofs line the northern streets of the neighborhood. Constructed throughout the early 2000s, most single-family homes fetch between $825,000 and $1.3 million. Though lots may be smaller and closer together, many come with drought-tolerant landscaping or artificial turf.
Two-bedroom condos range from $350,000 to $650,000, depending on size and condition, and come with monthly homeowners association fees between $300 and $500. Manufactured home communities are scattered throughout Thille as well, though the Imperial Ventura Mobile Estate communities are the largest and most central. Homes in these communities have two to three bedrooms and range between $330,000 and $400,000. While Thille provides a range of ownership options, many residents rent their homes.
Four grocery stores and countless local eateries
The neighborhood's shopping centers branch off U.S. Route 101 and South Victoria Avenue, providing residents with a number of shopping and dining options. Trader Joe’s sits next to Walmart and south of Vons, while Sprouts Farmers Market, a national chain with natural and organic products, is on the other side of the neighborhood. Big-box retailers, like Kohl’s, Barnes & Noble and Harbor Freight, are surrounded by local eateries.
Stonefire Grill is a Southern California chain known for fast-casual, American dishes, like burgers, pizza and pasta. The teppanyaki grills at Ó-Sabi take the center of attention—literally—at the dinner table. The menu includes chicken, steak, lobster and other seafood prepared on a Japanese-style grill, as well as sushi and sashimi.
Government employees commute on electric bikes
Thille is located at the confluence of California state Route 126 and U.S. Route 101. The former connects to Santa Paula in the east, while U.S. Route 101 leads west to downtown Ventura and Ventura Beach. Also known as the Pacific Coast Highway, the freeway follows the coastline north after traversing San Jose and San Francisco. On its way south, it passes through Thousand Oaks on its way to Los Angeles.
The Gold Coast Transit bus 11 stops along Telephone Road, connecting the neighborhood to the Ventura County Medical Center and the community of Saticoy at the ends of the route. With designated bike paths along major roads and suburban conveniences scattered throughout the neighborhood, Thille is easily navigable on two wheels. “Some people use bikes to get to work,” says Veronica Licea-Escobedo, a Realtor with Coldwell Banker Realty who lived in Ventura for years. “We have the government center nearby as well. There’s a lot of biking, especially with the electrical bikes coming out.”
Bowling, rollerblading and bumper boats in Thille
Thille has several recreation options, from outdoor green spaces to indoor attractions. The two neighborhood green spaces, Thille Park and Marion Cannon Park, are both equipped with playgrounds, basketball courts, picnic tables and barbecue grills. A playful moving wind sculpture titled “Making Lemonade” stands tall in Thille Park, composed of yellow spheres and colorful gears. Play isn’t limited to the great outdoors—Buena Lanes bowling alley, Skating Plus rollerblading rink and Golf N’ Stuff can be found on the neighborhood’s southeastern side, and the latter includes two 18-hole mini golf courses, an arcade, bumper cars and bumper boats.
Eighteen Advanced Placement options at Buena High
Students may start their K-12 journeys at Elmhurst Elementary School and Anacapa Middle School, both of which earn B-minus grades from Niche. They may then enroll in Buena High School, earning a B-plus, where they may choose from over 18 Advanced Placement (AP) courses, including AP German Language and Culture, AP European History and AP Drawing. The school’s career and technical education pathways include design, visual and media arts, first responders and legal practices.
