Westside
Spanish bungalows and Mediterranean-inspired estates
In Westside, bungalows and cottages feature Spanish-style architecture, with small fenced-in front yards full of citrus trees, palms and low-water-use landscaping. “The market in Westside is a bit more affordable than the surrounding Ventura neighborhoods,” says Love. “It’s a popular area for those moving into town from further north, plus, the streets are walkable and residents can quickly pop out to grab take out along Ventura Avenue or grab something from one of the nearby convenience stores.” Most of the smaller homes on the neighborhood’s south side were built between the 1920s and 1970s, with prices ranging from $415,000 to $900,000. Larger, Mediterranean-style houses in the north end were largely built after 2017 and go for $1.1 million to $1.3 million.A prime spot for authentic Mexican cuisine
Lovewell Tea & Coffee is a cozy cafe in the northside of the neighborhood, serving seasonal drinks and baked goods in a relaxed setting. Patrons can be found remote working or catching up with friends at Lovewell’s tables, while local art adorns the walls. Taquerias are around nearly every corner in Westside, like Lalo’s, Taqueria Tepatitlan and El Asadero. “Taqueria Doña Raquel is a local favorite,” Love says. “It’s my go-to spot for any Mexican food, from tacos to tamales.” For something sweet, locals can swing by La Frutileta Michoacana for ice cream and fruit or Russell’s for donuts and coffee. The Red Barn Market sells produce, baked goods, tacos and a small selection of groceries, while Vons is a short drive south.Afterschool programs at Westpark Community Center
E.P. Foster Elementary School sits on the corner of Ventura Avenue and earns a C-plus grade from Niche. The middle school has several unique electives, like C-7 STEM, where students work together in the makerspace to build projects like solar-powered race cars. Ventura High School earns an A-minus rating and offers dual enrollment courses through Ventura County Community College. Students can choose from nine career education pathways, including environmental resources, robotics and commercial construction. At the base of the Ventura hills, Kellog Park is a quaint green space with views of hillside orchards. Walking paths wind between trees and foliage past the park’s two playgrounds, amphitheater and workout equipment. Around a mile north, Harry A Lyon Park has facilities for baseball, tennis and pickleball. The Avenue lies just northeast of Emma Wood State Beach, where visitors can surf, fish and camp along a mile long stretch of shoreline parallel to the Pacific Coast Highway.Galleries along Ventura Avenue
The Ventura County Fairgrounds is the largest event space in the area and plays host to the X Games, one of the biggest skateboarding and BMX competitions in the United States. The fairgrounds also hosts concerts, the local raceway, the California Strawberry Festival and the Ventura County Fair. Westside is also known for its booming art scene. On the first Friday of each month, the galleries that make up the area fill with locals browsing the latest exhibits and collections. Ventura Avenue features 5 unique galleries along its 2 miles. Bell Arts Factory is home to over 30 local artist studios and serves as a non-profit cultural center for the town, hosting workshops, art exhibitions and other events.Get around town with Gold Coast Transit
Ventura Avenue is lined with bus stops operated by both Gold Coast Transit and the Ventura County Transportation Commision, with routes throughout the city and to nearby communities like Oxnard. California Route 33 runs just northwest of the neighborhood’s residential streets and can take drivers roughly 15 miles north to Ojai.
