Close community in Northern Kentucky
Eight miles from downtown Cincinnati and less than a mile from local shops, the people of Villa Hills are almost as close to the city as they are to each other. “Villa Hills is where neighbors help neighbors, and we chat all the time,” says Katrina Robke Holtmeier, a 6-year agent with Keller Williams Realty Services and a 10-year local. “If you drive through, you’ll see someone walking or running or riding their bike.” On a typical weeknight, they can browse nearby local grocers and get takeout right next door. For the weekend, they might drive into downtown for dinner and a show. They’ll come back over the Brent Spent Bridge and see the Ohio River downstream from their house.
Interstate 75 and an international airport
“The entirety of Villa Hills is walkable, 100 percent,” says Holtmeier. “We’re in the Ohio Valley, so we have rolling hills great for cardio, but we have some flat areas, too.” Interstate 75 is just south of the central shopping district, so commuters will have an eight-mile drive into downtown Cincinnati. When the highway is backed up, a few bucks in cash will get them across the Ohio River via the 200-year-old Anderson Ferry. Residents also have quick access to a flight or plane-watching, only five miles from Cincinnati/Northern Kentucky International Airport.
Fall Fest and Christmas in the Park
Residents will be busy with year-round events in Lou Hartfiel Park. They can listen to a local band or grab a beer at Fall Fest, and they might return later for Christmas in the Park – when Santa and Mrs. Claus come to town, along with a petting zoo and a miniature train. Kids search for elusive eggs during the Annual Easter Hunt, and people bring lawn chairs for summer movie nights. Outside of the park, Kenton County Public Works hosts neighborhood cleanups, and bargain hunters will love the citywide Fall Yard Sale.
19th- and 20th-century homes, wide price range
Neighbors aren’t too close with open lawns and sizeable lots; lengthy driveways and attached garages give ample space for parking. With two-bedrooms that range from $150,000 to $500,000, price is mainly dependent on build year – 1970s split-levels and ranch-styles will go toward the bottom end, and 2000s contemporaries will go toward the top. The same can be said for three-bedrooms, jumping between $200,000 and $850,000. On the east side of Villa Hills, Sanctuary Village is a developing community with many newer homes, and buyers have access to its community center and Ohio River views. Buyers here will be in the mid-700s, up to two million.

Students can walk to River Ridge Elementary, rated an A-minus by Niche and Kentucky's second-best public elementary school. They’ll likely progress to Beechwood High, graded an A by Niche and ranked as a top 10 high school for the Cincinnati metro area. Villa Madonna Academy is a private option for all grade levels, given an A by Niche.

Lou Hartfiel Memorial Park, ice skating
Two miles inland from the Ohio River, residents can take a stroll or play pickup at Lou Hartfiel Memorial Park. They might also cheer for Little League softball at Franzen Park or drop a line in its small pond. Afterward, Northern Kentucky Ice Center has the only year-round indoor rink in Northern Kentucky – they host youth hockey and figure skating, in addition to public skating and private lessons. Golfers can practice their drive at nearby Fort Mitchell Country Club, too.
