Modest suburb close to forested Stumpy Lake and several shopping centers
Charlestowne is a Virginia Beach suburb developed in the early 1980s. It is convenient to shopping centers in Kempsville and Greenbrier, Regent University to the west, and the forested Stumpy Lake Natural Area to the east for nature hikes. Its location and modestly sized single-family homes can appeal to Virginia Beach area military and government employees or buyers looking to downsize or find starters.
Ramblers and Colonial Revivals from the '70s and '80s
Buyers can find a market full of single-family homes ranging from $400,000 to $500,000, varying by square footage. A drive through Charlestowne reveals grid-patterned streets dotted with occasional pine trees, with residential roads branching into cul-de-sacs. Most neighborhood homes were built in the late 1970s and early ‘80s. As reflected by the common brick ranch and Colonial Revival styles. “Many residents are in the military, as well as other area industries,” says Cary. “For some retirees, it can be attractive because of its ranch-style homes and great layouts; if someone’s looking for one-level living, they can downsize here.”

Greenbrier Market Center and The Woods Shopping Center are main retail hubs
“Shoppers tend to stay closer to home, but there are plenty of options in the surrounding area,” says Cary. “[It’s] centralized with plenty of shopping and excellent restaurants, both in Kempsville and nearby Greenbrier.” The Woods Corner Shopping Center lies beside Charlestowne on Old Ridge Road and hosts a Food Lion and Walmart for grocery options, as well as Kelly’s Tavern, a chain bar and grill in the Hampton Roads region. Down the street from the shopping center is Back Bay Farmhouse, brewing local beers and ciders in Virginia Beach for decades.
